Ok. I'll try very hard to be honest and factual and leave out some emotional tidbits. I want to make this clear: this is my review based on the apartment where we lived for 4 years on Lagoon Ln. facing the lagoon itself. We lived on the top floor and our view to the lagoon was beautiful and we called the lanai our tree house.
1. Our heater didn't work once or twice each winter we lived there. It was fixed within 24hours. Not exactly the quickest time especially when the weather was subzero and my husband was told that no one would come to fix it at 9:30pm on a Friday. We had a fireplace which we used and so, fortunately, we used it that night.
2. Raccoons and squirrels were/are in the attic. We could hear them every day and night. I would tap the ceiling in certain areas with a broom handle and we could hear the scrambling of little claws.
3. The gutters are never cleaned. Constantly clogged with debris which then lends itself to deterioration and actual areas of mud and puddles when it rained.
4. Despite numerous calls to management, and we stopped caring after a while so we stopped calling, one gutter facing the lagoon was so damaged that it was obvious an animal (or two) had broken into the area and that is how the animals got into the attic. If that had been fixed, there would have been no animal problem, I believe.
5. The pool was fine. I never any scum or oil floating as others have reported here in this forum. Each time I went swimming it was a very nice experience.
6. The snow was cleared promptly enough; however, followup was never done with salt. Hence, there were lots of dark, black ice spots on our hilly driveway and at night it was sometimes dangerous. I was told there was a salt bin that we could get salt from at the entrance; however, we personally felt that we were paying good money and that management should be doing the salting, not a tenant. If it had said that in our lease, then it would be a different story. However, no such agreement for salting existed.
7. Even though our neighbors complained of water leaking into their homes, we never had that problem.
8. Our dryer stopped working one time and someone came out the next day to fix it.
9. For the most part, except for item 1 above, management took our calls and called us back when needed. Why us and not some of the other folks here, I don't know. I've lived by the 'do unto others rule' and it worked here. Maybe because I smiled and waved to them' Maybe because we paid our rent on time' Maybe because the sun and stars and moon and planets were all in alignment that day' Who can say' It's all supposition at this point.
10. We received all of our security deposit back except for $16 used for new stovetop burner covers which we forgot to replace. The refund check came by the 21st day, as required by law.
11. I believe our heating and A/C bills could have been much lower if the place was better insulated. I think our buildings were 2nd to be built; the blue ones first.
12. My one HUGE complaint is this: we had to pay for water if we lived on Lagoon Lane facing the lagoon.
We understood this at the time of our lease signing so this was no surprise. HOWEVER, we never could get a definitive answer when asked if our water meter might be registering all the water that was being used for sprinkling of the lawn in the summer. I felt that, in comparing our water bills to a friend who owns a home in Oak Creek comparable in size to our apartment, and with 3 kids and a husband, our water bills were far too high and led us to be suspicious.
There was just my husband and me. And I did 2 loads of laundry a week/used the dishwasher 3x a week/we each took on average 5 showers per week. That's not a lot compared to a family of 5. To this day, I still believe we paid for more than 'our' use of water.
13. My final thought is to Rob and his management team if they read this: My impression of Springbrook is that you wish the aesthetics on the outside to be perfect, hence you take such nice care with having swans, plants, flowers, lawnmowing regularly, etc. However, anything that is NOT facing the normal 'public' eye is ignored. (See item 4 above) Eventually, interior items and building foundations will erode over time and start to disintegrate. External and Internal problems should be treated on an equal basis. Right now, you've got a nice Potemkin Village on your hands. And those do not stand the test of time.
Treat your tenants kindly and politely. Do not assume that because a lease was signed, you can ignore your tenants.
Today, between personal websites, the so-called blogosphere, chat boards, instant polls, THIS website, and so on, ideas & comments travel seemingly at the speed of light. This is especially true when it comes to problems with, and complaints about, your business. Acting like an analogue player in this digital world is a mistake that can kill your business. Today if you blow it, it's not a handful of people who will hear about it, but one or two hundred, or thousand, or. .. .
I hope you take my comments to heart.
