I am a current resident of Hidden Oak Apartments and have been for just over a year. I happily renewed my lease with a $15.00 rent increase and a $100.00 incentive of my choice (that basically wipes out 6.5 months of the increase). I have read the recent reviews and one thing seems to be the common denominator - TAKE RESPONSIBILITY FOR YOUR OWN ACTIONS. The management company is NOT responsible to pick up YOUR garbage or dog droppings. This is apartment living - you will hear your neighbors in the hallway. I hear no noise from surrounding apartments. If you have neighbors above - you will hear them to some extent. I cannot hear mine at all. The walls are not completely sound proof.
Perhaps tenants need to review the reasons they chose apartment living and evaluate those choices. Think about some of the advantages - free lawn maintainance, free maintainance, free snow removal, clubhouse, pool, fitness etc... If your stove breaks, they replace it, not you. Underground parking is a convenience, it does not guarantee the safety of your vehicle. It does however guarantee no shoveling off your car at 5:00am in January!!
If the tenants would pick up their own garbage and after their pets, the grounds would improve greatly. I have seen significant improvement in the past 6 months. The staff has listened to concerns and implemented ways to improve the property and the environment. Caretakers have been provided in buildings to assist in the maintainance of general areas.
I have found the maintainance staff to be both prompt and helpful. They have gone beyond the scope of their job to assist me in providing a safe and convenient environment for myself and my children.
Some suggestions for assisting the staff:
1. Pick up after yourself and your pet.
2. Report concerns to the management staff and offer solutions.
3. Give staff a chance to respond.
4. If you see garbage in the hall, knock on your neighbors door and talk to them - BE A GOOD NEIGHBOR. These things can often be resolved without complaining to the office. If you lived in a house - you would have to talk to your neighbor yourself.
5. Consider a resident council formation to assist in resolving issues with the management team, not against them- there is no I in team. WE ARE ALL RESPONSIBLE FOR OUR ENVIRONMENT.
