I've been renting from the Landing for about 6 months right now. So far the experience has been okay. The great parts about this property are in the winter, you have free underground HEATED parking with a spot that you can wash your car. THere is a workout center with an attached hot tub. Also, there's an automatic coffee maker in the lobby that always has different kinds of coffee at all hours of the day. Lastly, an extremely nice game room and grand room you can rent out pretty cheap for any event. The negatives would be, certain things go out of repair for months, such as the hot tub and movie room. For 2 months, the game room was out of commission just because they had to replace the windows. All of this happened at the same time, making the perks seem not so nice. BIG THING: They're starting construction on another WHOLE building attached to this one, something they were really timid about mentioning when I asked during my lease signing. The office staff rarely knows whats going on with construction, and once when I asked, the lady responded that they usually are the last to know about what's going on-nice. I feel this property would be a great investment in about 5 years when it's ALL finished. THey are building 2 more parts to this property, one huge building on each side that they say could take up to 17 months for each building. While they're doing consturction, there are cranes EVERYWHERE!! They're conveniently gone for the time being since the summer is a big time for signing leases. Lastly, I live on the ground level so I have a great time with all sorts of bugs. Since we're right on lake michigan and next to a huge area of long grass, there are a TON of ticks. I am killing ticks left and right in my apartment. I'm sure it's different for people living in the upper levels, but if you're living up there, you can look forward to huge price increases. SO in summary, a beautiful place to live in with a lot of perks when they're up and running, but the management could be better and the construction is ALWAYS ongoing. Be prepared when signing.

PS They recently had a mold problem with ALL windows and had to replace them all. THis process is almost finished, but for the time being, there is scaffolding on each side of the building in the back making for some great scenery options for lake-view residents.
