I will admit that the maintenance team is responsive to tenant concerns. Which is a good thing, because you'll be submitting requests weekly. The problems here are never ending. Here's an abbreviated list of issues I've had just in the past four months:

-Today, I came home to find a large bolt lying on my living room floor, directly below my ceiling fan which I notice is now hanging from only its electrical wiring.

-Yesterday, my mother stops by my place and notices--while standing on my balcony--that the neighbor's balcony is becoming detached from the building. You can see the entire thing tilting downward, and the nails/screws holding it in are now exposed, and ripping away from the wall.

-Last week, my garbage disposal stopped working for the fifth time. Their monthly newsletter tells people, "when in doubt, throw it out!" How about you either install disposals that work, or you stop advertising them as an amenity' Last time mine broke it was due to me throwing less than a 1/4 cup of rotted blueberries down the sink.

-My sky light leaks

-My fridge leaks

-I had to replace cupboard shelves because they were rotting

-I had to replace the board under the sink because it was rotted

-My tree has completely overgrown my balcony, so I get no sun. I mentioned trimming it last year, but I'm still waiting on that one.

-Icing on the cake: The heat bulb directly above my toilet fell and shattered in the bowl--complete with sparks and an electrical "POP!!"--LITERALLY 4 seconds after I got up and was washing my hands 2 ft away. The bulb wasn't loose in the socket, OH NO, it was the socket hub itself that fell!!!!!


So far, no complaints about management, though, I have yet to move out. They've always been very friendly to me, but perhaps it's because they know I'm renting a cruddy apartment.

New story: A good friend of mine just moved out of one of their east side apartments and got completely ripped off. Goldleaf offers this "Home Buyers Clause" to new residents (so if you buy a house, you can break your lease early). So she buys a house and goes to the office to tell them shes moving out early. But guess what, now the management suddenly has no record of her signing that extra contract. So after shuffling through her paperwork, she discovers this "home buyers clause" isn't actually on the lease itself, but rather on a separate piece of paper. So she gives the manager her photo copy, and the manager says "This isn't the original so I cant take that" Well, no ----, they keep the original and give you a photocopy. So now she's stuck paying rent and a mortgage until fall. The city of Madison keeps one attorney on staff to deal with apartment fraud; and after speaking with them, my friend was informed that unless the home owners clause is printed on the actual lease itself, its invalid anyway (so it would be a waste of time to take goldleaf to court)
