Overall very good Apartments.

I figured I'd write a review as I currently live here at Hunters Creek. Hunters Creek and Ridge are 2 different apartments. The reason I am writing this is to try and give people looking for a balanced review of these apartments since a majority of people coming here to write reviews are the smaller percentage that have a grip or steamed about not getting what they wanted back for their security deposit. Although there is always a few legitimately mad people in any apartment complex. Most people that like a place, don't think to go and give credit to the place, but again, the smaller percentage that are mad about something will find a way to try and "badmouth" the place. Again, my review is based on my experience so far.

I've lived here for just over a year now and overall, I'd give it an 8 of 10 rating.

**The good**
--The buildings are in a pretty nice neighborhood and are of newer construction. The place is very quiet as far as neighbors and traffic. I have not woke up yet to noisy people.
--Grounds appearance very nice for the most part. I do find that since Goldleaf Development manages my apartments and a few other apartment communities all in the same neighborhood, they seem to make sure they water the lawn that is visible to the main road more than they water areas that are not directly in view of the public traffic. So at times some people may have some brown grass in a drought if they live in a unit that is nestled further back in the property.
--Spacious floor plan that is laid out pretty well with decent closet space. The bathroom is rather large for a 1 bedroom and has a huge mirror.
--Cannot speak of maintenance requests too much since I've only had one so far which was tended to right away.
--Underground parking is nice for winter and safety and also room outside to park. --Full size refrigerator and plenty of cabinet space. Laundry site is right outside every ones door if they do not have one in their unit. Max of 4 units sharing one laundry room so you don't run into other people using them much.

**The not as good**
--Electric baseboard heat in the bathroom and bedroom which always takes a while to actually generate heat. Living area has in wall heater/AC unit that forces air which gives you either heat or AC a lot faster. I never use the baseboard ones and just run the living area unit since it has a good fan in it to move the heated or cooled air fast.
--There is minimal lighting in the storage area. About 6-8 apartments share a common "hall" that leads to each persons individual storage unit. There is only the one fluorescent light in this "hall" which barely illuminates your personal storage area through the small/safe opening at the top of your door to the storage. Padlock needed to lock.
--The cabinetry is of medicore materials, but I've seen a lot worse. It's your typical laminated particle board to look like oak, but they function fine.
--Bathroom closet shelves are "wire" shelves that I think would be better fit for a garage area since small bathroom items will either fall through or tip over on these shelves. I had to put some material over top to eliminate this problem.
--The occasional burnt out light in the lot/front door area may not be fixed for a few days.
--You can only lock sliding patio door from inside which is a more of a preference issue for me.

Hopefully this helps people make a better informed decision than the many emotionally written reviews made out of anger only.

I understand that you have lived there for a year and there isn't much to complain about. I felt the same way when I lived there for three years. The staff is friendly and usually helpful. The maintenance department is timely and friendly. My main complaint while living there was that the basement would flood everytime it rained causing damage to property and inconveniencing the residents. Even when I inquired/complained about this issue several times, I was told that there was no way to resolve the problem, other than cleaning up the water after it occured--when they could get to it. When I moved out, I certainly did not expect to receive my entire security deposit back, because I did not have much of an opportunity to clean and repair everything in the apartment, but after my $300 deposit was taken they also charged me almost $3000 for cleaning, damages, and carpet replacement. The apartment was not in prestine condition, but for $3000 worth of damage, that would require some serious problems. I should have involved a lawyer, but I settled instead. This is how Goldleaf Development operates. They know that most people will just settle and go on with their lives. I am still paying off my settlement and it has been over a year. Every month when I pay rent to my new landlord, I have to also pay to my old landlord. I know you do not feel concerned right now, but if and when you choose to move make sure you are prepared ahead of time and keep a number handy of your favorite lawyer--if needed.

Fortunately, my case wasn't as extreme as the above from Takenadvantageof901. However, I will have to agree with the point they made--you will not be able to judge fairly until you have moved out. I enjoyed living at Hunter's Ridge for 8 months, but it was when I moved out that I encountered problems. I have family that owns student housing on Lake Mendota, and I've helped out with the cleaning during the big turn-overs (Aug 13-15th) for nearly a decade. My apartment was immaculate both while I was living there, and when I moved out. I was shocked when I wasn't given my full deposit back. The cleaning claims were completely fabricated. My best advice would be to INSIST walking the apartment WITH the property management when you move out. I asked to do so, but was turned down. I should have been more persistent.
