I am a property manager in CA who is trying to help a friend find a place in Waukesha. Being familiar with this site, I decided to look here as well as our other resources. Typically, I would not respond to something like this, but it appears to me that you are more unhappy with your decission not to purchase a home and are taking out on your rental property.
Parking is certainly a big concern for new and incoming residents. The extra spot you are speaking of could be vacant or unrentable for a number of reasons. Maybe they are reserved for prospective residents. Maybe the units they are assigned to are currently vacant.
Noise, another big issue, is common in an apartment community. I have never, in all my years in this industry, heard of a 'sound-proof' apartment home. I'm sorry, but there is no such thing. You live in close proximity to your neighbors, you will hear 'bathroom' noise. As your pipes are connected, you will hear them flush the toilet, take a shower, do laundry, run the dishwasher, ect. Loud music, slamming doors, and shouting are all things that can be easily addressed by your management team. Three strikes and you're out is a great policy and it is extremely important to notify you management should you have to call the police.
I actually laughed out loud at your descriptions of the grounds. If you didn't think that the leaves would grow back on the trees after winter, how is the management responsible for your lack of comon sense' UNLESS IT'S DEAD, LEAVES WILL CONTINUE TO GROW ON THE TREES. Trees are not typically planted to 'block' your view. Usually they are planted in apaprtment communities to try to offer you some privacy. Trust me, perennials look crappy and run-down after a few seasons, particularly in harsh weather conditions. Doing a color change each season or 2 keeps the grounds loOking fresher and brighter, as many flowering plants fade.
If you are concerned about a homeless man sleeping in the trash area at night, take your trash out in the morning. Again, that is a common sense issue.
Construction is construction. Unfortunately, there's nothing to do about this other than make the best of it. I tend to blame men for the use of poor design and cheap materials. Sorry guys.
Maintnenance sounds pretty decent there so far. Again, harsh winter conditions take more of a toll on wood products, such as decking.
The key to dealing with office staff is to find that 1 person you get along with and only speak to them. And don't be afraid to ask questions. In this industry, staff is not always required to live onsite, and when it is, it's usually a limited number. Or manager or maintenance staff only. If staffers do live on the property, it's to respond on an emergency basis, not so that you can knock on their door. They have the same rights as any other resident, and that included quiet enjoyment of their surroundings.
Basically, your review sounded like you are just bitching and are irritated that you chose not to buy a home and now becuase of your lack of forethought, you are stuck in a long lease. It's your own dumb fault, that one. Remember that when you buy your home, if you hate you loud neighbors and their barking dog, no office staff will help you, if you have trees, they WILL grow leaves, your perennials will look crappy after a few seasons, and you will have to take out your trash with a police escort.
