From DowntownNYC: Clean and attractive building and grounds. Courteous and helpful staff. Small fitness center, roofdeck, laundry room, and parking garage (separate monthly charge). Mgt is generally pretty responsive; drawback is that they keep all or almost all of the interest earned from your security deposit.
