I lived here for two years, and don´t have much to complain about. Office staff were friendly, and maintenance was always promptly taken care of, usually the next day. The pool was nice and clean 99.9% of the time (I lived there 2 years and only saw it be discolored/dirty once, maybe twice. Pool was never crowded and usually had only two, maybe three sun bathers during the summer. Neighbors were nice and mostly college students, but not too loud and obnoxious like many college complexes. <br>There were a few cars broken into during a one/two month spree it seemed, but that wasn´t a regular occurrance. <br>They replaced carpet and vinyl upon my request before we moved in. They didn´t over charge on move out and took my word when I said the screens were dammaged before moving in (unless they actually looked at my move in dammage sheet and I didn´t know it...although I did document every last mark and dent upon moving in). I was able to request a brief walk-through before turning in my keys to correct anything they would be charging me for so that I could clean/fix it. They will provide you w/ a move-out check list as well. However, there was the $125 or $150 non-refundable fee of your one month´s rent deposit that wasn´t returned, but this was shown in writing at lease signing. The one thing that really sucked was that they made you put in your move out/renewal notice in February when your lease was up in June. <br>I never had any problems w/ leaving my laundry in the laundry room as long as I got it in the same day, Although sometimes I´d find it taken out of the dryer and placed on table. <br>It is an old complex, and of course that comes w/ old complex issues, like a fairly high electric bill, poor seals on doors/windows, 50x painted walls/cabinets. Rent is typical for the area, which is highly overpriced, but you´re paying for the location. There´s a #7 bus stop just across Duval that takes you right to campus. Apparently they´re now remodeling all of the units, so I´m sure rent will increase accordinglly. I lived in the larger 2/1 and it was a great floor plan w/ storage everywhere and a walk in closet large enough to be a 3rd bedroom almost. <br>Parking did suck at times and you´d have to walk halfway across the complex.
