There are two things that I really like about my apartment, and I'll list them first. I love my floor plan. There is a ton of closet space and the balcony is great. I also love the location so close to Mopac. The things that I don't like about The Village at Gracy Farms far outweigh the two positives. The management is incredibly unprofessional. There have been two instances where it was completely clear that they hadn't even read their lease form. The first time was when I requested backup for my water bill. They refused to provide it, until I provided them with the laws governing utility billing in multifamily communities, and also the addendum in my lease stating that they were obligated to provide this information. The second time was when they tried to charge a $50 late charge for rent, on the 2nd of the month, telling me that my lease provided for this. This was easily remedied by pulling out my lease and reading it to the assistant manager who obviously hadn't bothered to do so before then. Late fees are not charged until after the 3rd of the month. The gate system is ridiculous. It is not set up where a guest has to dial your apartment number to be buzzed in. There is a code to open the gate and when I moved in I was instructed to only give the code to close friends and family. If I order a pizza, or a cab, I was instructed to walk to the gate to let the driver in. I don't have to point out how silly those instructions are. There is a code lock on the pedestrian gate by the mail boxes. I've never once entered the code to walk through it. I just put my hand through the very large hole in the gate directly above the key pad and pull the lever from the inside. The pool area is beautiful at first glance, but you quickly find out when you go to spend any time there that probably 95% of the deck chairs are completely falling apart. The fitness center looks great upon first glance as well, but I lived in this complex with my family when it first opened many years ago, and a lot of the same equipment is still in there. The stationary bike is useless, as is the cable weight system. The grounds are quite often dirty. They are remodeling the units as they are vacated and they let the contractors just leave the trash from inside the units in the breezeways for days at a time. The management office will not accept packages for the residents from UPS, DHL or Fed Ex, let alone stay open late one day a week to allow residents to pick up their packages, as other communities that I have lived in have done. The office hours are from 9am to 5pm, making it impossible to go into the office on weekdays if you have an 8 to 5 job. They mis-applied my rent check one month, and in order to get into the office to talk to the assistant manager about it I had to go into work almost two hours late because I couldn't get in to talk to anyone before 9am. Overall, I think this place could be great, with better management and a little bit of money put into fixing the things that are broken.
