Ridgmar Square Apartments are now the Realm Apartments. The apartments have vintage charm and are roomy. It is such a shame how they are managed now. Customer service is non existent. The air in the entire complex goes out for several days at a time during the hottest days each summer. The heat goes out on the coldest days each winter. The water is turned off for a whole day at least every other week. Residents have to pay rent and utilities either on line, or at a participating store using a Walk in Payment card, and a fee is charged to make your payment. You can not write a check or use a money order in the property office. They have moved their office upstairs, which is discriminatory to the disabled and residents with health issues. Utilities are billed inconsistently. All residents signing a lease in 2015 were to be billed an allocation of utilities based on square footage and number of occupants. Some only get billed a flat fee of 56 dollars, a few get billed a flat fee of 80 dollars, Some are not billed for utilities at all, while others are billed a large allocation, that gets higher each month. Basically, this is because the manager probably does not audit her office staff's work, but it is highly unfair to the residents that are being billed through allocation. The laundry room is a health hazard!. It is filthy, It is never cleaned. over a third of the machines are out of order. It does not have heat or air. They are not stopping a woman from subletting out her apartment through online booking sites for temporary stays for people she doesn't know. It is illegal, and poses a potential threat to residents. Legitimate tenants will find packs of strangers trooping through their private apartment building - creating potential security problems - as well as other unpleasant situations, There are many water leaks. The water collects outside on the ground, It is nasty, and breeds mosquitos. This is a health hazard. They do not explain the Chiller and Boiler system to prospective residents. They can not both usable during the same times. The air is turned off usually in October, and turned on usually in May, If it is hot during the months it is turned off, there is no air. The apartments are so old, the air doesn't work well anyway in over half the apartments. A lot of the downstairs apartments flood during heavy rain storms. Security is a real issue for the Realm Apartments. The security lights are out between several of the buildings. Code Compliance instructed management to replace the lights. This still has not been done. The realm is in a very high crime district. The apartment complex is across the street from a natural gas drilling well. The apartment complex has a huge sink hole that starts to sink about every 6 years or so, and has to be fenced off for repairs, and complicates traffic through the complex. Maintenance is understaffed, and are highly restricted in making repairs correctly. Several residents have bathtub faucet leaks. They will only tighten the handles, which don't hold. They will not make the repairs necessary to fix the leaks properly. Work orders are only responded to after months of begging. and calling Code Compliance. The office rarely answers their phone, and usually when you try to leave a message, the voice mail box is full. The air ducts have never been cleaned in these 52 year old apartments. You are breathing in nastiness. The chimneys are never ever cleaned, so if you have a fireplace, use with caution. Some of the downstairs apartments have had raw sewage leakage from upstairs toilets. That is unthinkable. At least once a week, the office puts some sort of warning notice on doors, that has horrible grammar, misspelled words, and words used out of context. It is embarrassing, and shows the level of competency among staff. The amenities are exaggerated on their website. The pools are closed 95 percent of the summer.
