If I could give 0 it will be great. Management IS THE WORST! Unprofessional, unethical and a complete piece of crap. Apartments are SUPER BAD! They may look ok because they paint everything over when you move in but they are really deteriorating. I used to come to these apartments as a child and they were nothing like they are now. The worst place ever! We lived there for a not more than a week. First they showed the apartment that was available for us, but then when the time came, they gave us another apartment that was old and full of roaches. On top of that, the manager made us pay twice the rent in order to leave earlier, and we think she took advantage of us for being international students. I definitely do not more

I have to say the place is fair in condition. Somewhat old but enough. What I don't like is the new guy in the office, Luis. Is very non-professional. Doesn't greet you. Doesn't give you a smile. Doesn't try to help you. I don't feel welcome to the office as if I'm like a bother. I wish they look for a new more friendly staff. Been living here for quite a while now. more

I mean the apartment and rent is ok....No issues at all. but the others were right about girls in the office. Average maintenance, uncooperative staff, zero security, non-working facilities, dirty roads and landscape, lots of noise from neighbors and old buildings make for a pretty forgettable experience. Please don't rent from these crooks. They steal your money. The staff is incompetent. You tell you apply online and don't be upfront about the fees. These are now called Valencia at Spring branch Apartments...I took a tour a day ago and I am still in complete disbelief at what I saw! I have looked at the pictures on the website and I am floored that they are the same buildings I walked around just yesterday. The parking lot is more like rock crawling as opposed to black top.
