The portion of the apartment complex closest to Memorial Drive and Buffalo Bayou loses water service at times during the year. You get notice when the water is going off, usually during the day, and that is courteous. However, after living here almost two years I've seen that there is no multi-year fix for this. Management put out a frank note recently that problems like this and others are to be expected in a complex that's more than 30 years old. Being right on the bayou also creates drainage problems.
On the positive side of things, lighting and security guards have been added plus there are just more residents coming and going. I think those three things make for a place less susceptible to crime. HPD crime stats for 4400 Memorial look decent, mostly auto burglaries, and the larger West End neighborhood it is part of also has decent stats compared to neighborhoods just south and west of the Galleria.
No complaints about my actual unit, though I'd say that if you want to avoid some of the problems other reviewers have written about this complex, like mold, then look for something built in the last 10 years and expect to spend $200 more per month.
