We have lived in 3 different units here at Summer Cove since 2012. The first was on the "old" side 715, and two on the "new" side 725. I will give a run down of the various issues in each unit and my overall disbelief at what is currently happening with the complex as I write this today. Our first unit was on the 715 side: This unit had SEVERE wood rot/termite damage in and around the bar area in the living room. It always smelled wet and musty from the day we moved in. There was a perpetually running hose faucet on the outside of the unit approximately above the location of the bar, but no one seemed to think that might be an issue. The appliances were very old, but functional. Major complaint in this unit was the seemingly too-often loss of hot water/ water pressure/ or complete water turn-off. It was happening at least 2x/month. It was very common to not have any hot water after 7pm, and weekends? Forget about it. Now I know this is an issue throughout the complex and while the 725 side is better, we still have issues. Parking for this unit was very tight as well, with 6 buildings utilizing the same small lot. I often found myself parking against the fence of our neighboring complex (section 8) which made me uncomfortable. Our second unit was on the 725 side: When we moved in, this unit just felt pitiful. Word is there was some major interior damage done by the previous (evicted) tenants. Heavy patchwork on the walls throughout the unit. They must have taken a sledgehammer to the walls or something. At this point there's more patchwork than drywall left in the master bedroom and it looks just as terrible as you would think. The unit also did not feel clean when we moved in. Paint haphazardly sprayed in the bathroom, covered the floor, counters, and cabinets, even found some mosquito hawks spraypainted over on the walls. The caulk on the tub began to crack and peel about 2 months into our lease. This unit had even worse parking than the first, with a majority of residents parking on the street (Tristar) behind the complex. My car was broken into for a circa 2002 cd stereo while parked on the street overnight. Times must be TOUGH. That thing couldn't have been worth more than $5. Our a/c kept going out and ran very noisily at all times. It sounded like the motor wasn't fastened properly to the unit. When the construction on the exterior of the units began last year, the crew would carelessly dump mountains of debris from the gutters into the outdoor a/c units. The apartment smelled like burning soil for awhile. Biggest issue we had was our master bedroom closet flooding for some mysterious reason, thinking maybe an issue upstairs. We reported it, no sense was made of it, and over the next month, the bathroom floor began flooding every time we took a shower. After finger-pointing at each other for quite sometime over who didn't close their shower curtain enough, we figured out there was a superficial CRACK near the drain in the tub that we did not see. It just looked like bad patchwork repair near the edge of the drain, we had no idea it had reopened. This issue was resolved promptly by maintenance once we figured out the culprit. Our third (and likely final) unit is on the 725 side: By far the best unit we've had, but still has some issues. The layout is perfect for our living situation, the carpet is very nice and new, our a/c works great.. except that time it started freezing over two weeks after we moved in and (we thought) it flooded our carpet in the first bedroom doorway/corner. It has taken a motor replacement and three months to figure out that my closet was flooding as well (we had boxes in the corner that were completely soaked through, photo albums, yearbooks, etc). Likely the closet area has BEEN flooding since we moved in, and we did not notice until after being so saturated it spread to the doorway in the bedroom. Apparently it's a leak upstairs in THEIR a/c unit, but it's been going on since the day we moved in and I'm having a really hard time believing they did not know about this issue before then. We've only been here for three months. Like, how could you remove/put down carpets and not notice the leaking? There's mold growing on the inside of the walls in the corner of our closet, we can see it through the paint. They said they would come spray for the mold last month, but haven't. This unit smelled strongly of pet urine in the kitchen when we moved in and lingered for about 2 months. We still smell it from time to time. We believe that a pet was housed in the kitchen (scratch marks on corners and doorways) and the urine pooled under the appliances. Which haven't been removed or cleaned under between occupants (Why would you, right? Just sanitation) It smelled so strong, again, how could anyone working on the apartment not notice it? Today the complex is in complete overhaul. We have a new management team which takes some getting used to, and I'm sure they're overwhelmed. They've completely stopped coming into the office on Sundays. Currently they have no office hours posted on the front. They literally taped over the existing hours on the sign outside. The two maintenance guys (yes, we only have two! for a complex this size and with this many problems, that is obscene) are REALLY nice and knowledgeable. They try their best to take care of things, but they could really use some help. I feel comfortable allowing them into my home. They're quickly (albeit loudly) repairing the exterior of the units. I suppose that is what gets people to stop, look, and lease. What it really does is raise the rent to a level completely undeserved of the actual quality beneath the fresh paint. More attention should be paid to the quality of the INTERIOR of the units, as that is what we are paying for. You can live in the shiniest garbage dumpster, but in the end, you're still in a dumpster. This location is convenient to the freeway and hwy 3 (complete nightmare at rush hour, but other times is great) I would stay at Summer Cove despite our issues, because most apartments in the area are older and each come with their fair share of problems, but it's pretty far away from my job and the increasing rent for the same old ---- isn't swaying me to renew.
