Dear prospective residents, First off, I want to express that although I would never in a million years move here again, I wish to give a balanced pros and cons review of my experience at the Shores. I will also try to be as fair as possible in terms of problems I witnessed that I feel can be resolved by management and not just some whiney pointless complaints.. Let's start with the cons... CONS #1 Huge pest control and mold problem. Here's the thing... I should've seen this coming from all the signs I received upon move in. The first day I moved in, the carpets smelled moldy and gross, there were bug traps everywhere and the water from the sinks reeked of rusty metal. Fortunately, these problems were resolved within the 48 hours I had to fill out the inventory and conditions form. Unfortunately, the mold and bug problems progressed. Over the course of the 12 months I have lived at the Shores, I have found approximately 25 cockroaches in my apartment (most of which were gigantic). Not only did I find a ton, in VERY inconvenient places, like in my bed... Let me note that I am a clean and organized individual, so the presence of such awful critters enrages me. In addition, I've had the pest control guy come a total of 4 times since I have lived here. One of the times, the pest control guy came and the next day I found a large disgusting cockroach just chilling in my living room. So there's that... Next, the mold problem. When I moved in, I expressed to the leasing office that I thought mold was present in my apartment because of the intense mold fumes I witnessed. They said it was probably just the carpet from when it was shampooed... They were probably right about that, but unfortunately, mold was present moving forward in other locations. Mold is an easily assessable and treatable thing, but for some reason, it just kept creeping up on me... For example, if I cleaned my shower on week one, week two I would find mold in the same location and more prominent. It was exhausting feeling like I constantly had to clean my apartment. I blame it on the upkeep from management on this particular building (building 389). The building is really old and needs renovations (like the left side of the property). #2 Work orders go unanswered. At least work orders that are not emergencies. When I moved in, I was missing a screen and there were holes in another screen. I just moved out of my apartment and it still has NOT been resolved. I put in 4 separate work orders over the course of the 12 months here. Now, with that said, I think I should have maybe followed up a little more, but I m sorry for assuming that if I put a work order in for something to get fixed, it'll actually get fixed.. I blame this on the size of the property. I've learned that living in a large apartment community means less attention to detail and room for flaw. I mean, these should've been things that were addressed before I even moved in... Just absurd... #3 Brand new smelly/noisy Indian food restaurant just moved in. For those of you living on the left side of the complex, or on the right but not too far right, this does not apply to you. Not only is this place noisy until 2 am most nights (even though they close earlier on weekdays), I can t crack or open my door without the stench of curry streaming in. Not that I could open my window anyways since I had holes in my screens and a pest problem already... I honestly believe that my apartment smelled weird because of the mix of curry and mold. Anyways! One time, I called and complained about the noise around 12:30 am on a weekday, and the restaurant owner was defensive. He was like There is no noise coming from my restaurant. Poor guy... I came outside and yelled at all the folks on their patio to shut the hell up. Whoops... #4 Upkeep of apartments on the right side of the community. It seems to me that the further right you go from the leasing office the shittier the apartment homes are. Like stated above, my apartment always smelled no matter how much I cleaned it and took out the trash. The carpets are thin and poorly installed and the cabinetry and countertops are stained and nicked. With that said, this is just one instance. It seems to me the homes in my building were all pretty similar though, so just something to think about and be aware of. #5 Outdoor hallways/parking garages are never cleaned. Actually, they are cleaned once a month, but if you re going to be a complex with outdoor hallways on a lake, clean them every day. I was touring an apartment complex in Dallas last month whose crew cleans their outdoor halls every single morning. This may seem really picky, but I started become picky when I constantly found cockroaches, ant mounds, and bees nests in my hallway. I also found left over pizza boxes and fast food trash hanging out for weeks on the stairwells and in the parking garages. The parking garages are always disgusting (at least on my side of the complex). They also are not secure. I think I ve only used my key fab once for the residents gate. It s always open. What s the point of even having it there then? And the secure entry doors are not secure. It honestly seems like management just installed them to make whoever their boss is happy and not for the safety and concern of the residents. The only thing security on site is the brand new gym (which is small for a large apartment community and often doesn t have toilet paper or paper towels). #5 Management is HORRENDOUS. At least the property manager Mindy is. She is unprofessional and defensive. One time I temporarily and illegally parked my car in a handicapped space that did not have a physical sign (which used to be a law that you had to have one but just my luck they changed that recently) and went to the office to speak with her on it. She was instantly defensive and unhelpful. I believe I finally said to her are you going be helpful or not?! Finally, she complied. She is just clueless and her property speaks of that. #6 Inefficient with storing packages. One time, I had a package that stated it was delivered to the office. They didn t have it, so I waited another few days. When I checked back in they claimed they still didn t have it. Finally, I went to the office and a clueless Leasing Agent was like OOOOOOOOOOhhhhh yeah we had it this whole time. We thought it was ours... Yeah... okay... that s all I m going to say about that situation. In terms of leasing agents, Amber is by far the best one. She is outgoing and helpful and seems to be the only one in that office that has a clue. If you are thinking of leasing an apartment home at the Shores, I would go through her. PROS #1 Lake Carolyn. The lake is beautiful and very clean. It s a great place to walk around and dog friendly if you re thinking of bringing your furry friend with you. #2 Emergency work orders do get answered! One time, my air conditioning broke in the middle of summer and mainteince took care of it within hours. Overall, I really like the maintenence crew. They are friendly and know what they re doing. #3 Outside Appearance and Pools. I think when I was initially touring this community, this is what sucked me in. From the outside, it gives off the appearance and sensation of an old charming Italian town. It s nice to walk around the community since it is appealing to the eye. #4 Convenience to highways. The 114 is right next to the complex. Although I worked 5 minutes from the Shores, the close proximity of the highways was nice for weekend getaways to Dallas. #5 Cool vibe of community near the leasing office (Italian restaurant, little market, etc.) There always seems to be a crowd at the Italian Caf right near the Leasing Office. Seemed fun, but never really got around to going there when it was popping. The Granada Market is nice too. They make good sandwiches and are great for forgotten toiletries or items at the supermarket. They seem to have all the essentials. Overall, I was unhappy and displeased living here. Thing is, that is just me. If you are someone looking to live in a cool affordable place in Las Colinas and don t have much regard for your personal apartment, then the Shores is for you. For me, I want to come home and actually feel like I m clean and at peace, not frantic because I m fearful of bugs, mold, trash, and Indian Food scents and noises. It was just a lot to deal with for an apartment I did not own. With that said, I paid $775 a month for my place, so that was nice. From the sounds of it, though, they are spiking their rent costs. Probably because of the recent change in management back in late 2012. I will say, I toured an apartment for $820 a month on the left side of the building that was so so nice! It had a large porch, wood floors, and granite countertops. But of course I didn t take it because of the price and because I was scared of break ins with it being on the first floor. Anyways, I hope my review of the community and shared experiences was helpful to you. Good luck in your hunt for an apartment home! p.s. DO NOT LIVE ON THE FIRST FLOOR in APARTMENT BUILDING 389 ;)
