The apartment is old. Large windows are drafty and especially very cold during winter. Window net screens are deformed and not repaired. Cooling works alright, but heating during winter is terrible. I'd factor in the additional energy costs and the discomfort into the rent comparison. In my opinion, there are plenty of better deals.
One of our cars is broken into during the first 6 months (maybe accidentally left unlocked). Nothing was stolen as the audio unit is OEM built-in, but pry marks are found around the front console.
No sheltered parking, but there are plenty of shade trees due to being an older property.
On-site managers are friendly, responsive and very quick to perform simple repairs.
But I'd recommend management owners to do a few things:
1. Go through all windows. Repair screens, caulk all leaks, and replace with cheap single pane aluminum windows that won't leak!
2. Repair gutters. Don't wait for renters to complain about basic upkeep.
3. Repair/replace basketball court. The hoops are drooping down and nobody is really using it.
4. Replace countertops that are multi-decade old, scratched up and cleaned with harsh chemicals many times over.
5. Contractor grade carpet feels like arcylic wool.
