I should have been more suspicious at large amount of places to sign in the lease agreement. I have never had to spend so much time signing contracts, and Fox Trails has more amendments to their stock lease agreement than any place I´ve ever stayed. The problem is that when i lost my job, breaking the lease became very expensive due to the unusual long 60 day notice for breaking the lease, and the procedure to break the lease isn´t cheap because they give you two options: hand over the keys and pay the remainder of your lease (all the months remaining), or give notice and pay two months rent plus another full month as a penalty. The later is the cheepest way to break a lease which is probably about $2500, and saddly an unemployed person doesn´t have that kind of cash to throw away. The apartments have no water heater instead using a central boiler to heat water. When the boiler breaks (as it has) the entire community is without hot water, and repairs to the boiler happen with less than 24 hours notice. If you come home at 4, they are likely to place a water outage notice on your door at 4:59 telling you the water will be turned off at 8am the next day. In other words they hardly give adequate time for the notice. The cable wires are vintage, the type used to connect a building antenna, and hardly suitable for a cable modem as the cables are suseptable to interfearence. Squirels might actually out number people at this community. They get into everything: the mailboxes, the attics of the upstairs units, the dryer vents, and they are constantly digging up holes in the landscapping. One time the staff lost my rent check, and sent me a nasty-gram about all the late fees they were going to give me. There is no official mail-drop for outgoing mail. ther mailboxes are ancient, and its very possible to simply force a mail slot open with little effort. The placement of the mailboxes is near the front drive area, and other residents have a habit of parking in the firelane to check their mail, thus blocking the narraow passage was in or out of the appartment complex. Managment doesn´t seem to care. On the plus side, new residents get a microwave oven, and the refrigerators are capable of storing a gallon of milk in the door. The kitchen fixtures are nice! The land scaping company they hire is a bit obnoxious because they always seem to blow their mess into my patio, and they mow at an extreamly early time of day when i´m still sleeping. The parking is decent, nothing special and if you want shade you need to get one of the garages. The garage I have doesn´t have an electric door opener, so parking int he garage is cumbersom at best. Most folks use the garage as storage. The soil in the area is unstable and I´ve noticed a few foundation issue that involved the managment hiring a crew to come out and cosmetically fix all the cracked bricks which were reaching the 2nd story units.
