Resident 2002 - 2004

1/28/2010

I must admit, I'm a little nervous about moving out of here now. I have pets too, and I have taken every measure possible to ensure that the carpet is spotless, and my pets are house trained as well, so it shouldn't be a problem. But to everyone who keeps on saying that they have been charged for a lot of damage from previous tenants, did you really fill out the move-in condition form? When I moved in here just under 2 years ago now, I filled in that form with every possible defect I could see and notice so anything that was there before I moved in was in writing. I have asked for numerous maintenance requests, many of them cosmetic, and many basic repairs. Yes, the only way to get a repair request answered is if you do it in writing, but seriously, it's their policy, so just do it. The staff has been wonderful every time I have asked for a repair, many times going above and beyond to ensure I am happy. In fact, they painted the Kitchen in a color I was able to choose after coming into their office and selecting from color swatches before we even moved in. They also allowed us to paint the living room and den/dining area off the kitchen (and did not charge us to repaint after we moved out). After the first year, the countertop in the kitchen was noticeably buckling, they replaced the entire countertop with a brand new one within a week. The gate off our back patio was sticking to the pavement because of the all too famous Texas ground shifting and settling. They came out within 2 days after submitting that complaint and cleanly sawed off a section of the bottom of the gat so it swung open with no problem. We had a terrible water collection problem right outside our front door and all over the entire front lawn area every time it rained. It would flood all the way up to our door and stay there for a couple days. All the grass around the area just outside our front door was dead, so the walk up appeal was just horrid when we moved in. After talking with management about it, they dug and put in a drainage pipe, they redid the gutters to help the flow of rainwater better, and they put in brand new sod over the entire front lawn area. It was beautiful when done, and we even motivated us to plant our own flower bed around the trellis outside our front door (which they allowed as well, no fees). And then the last year we lived here, they replaced our carpet, even knowing we had pets. It was wonderful, and we received back all of our refundable deposits. Every cent. I don't understand all those issues and complaints about not getting back a deposit. It's not my place, I'm renting it, so I take care of it because it's not my property, it belongs to someone else. So when I leave, I always do everything I can to make sure I leave in as good or better condition than when I arrived. Yes, this complex is older, and the appearance of the buildings themselves could be sprused up a bit, but you can't find apartments this large for this price anymore. Not to mention the amount of storage space I have. I live in one of the 3-bedroom, 2.5 bath townhomes, and I've loved living here. I have never had a rodent problem. I have only once had an ant problem, but they took care of it the very next day and I have never seen ants since. Repairs to the apartment were handled quickly. I love the covered parking. And yes, there are going to be a few cracks here and there, but remember, this is an older complex, anything this old, house, apartment, whatever, is going to have a few cracks here and there. It comes with the character of an old place. I have never had a problem with my neighbors. In fact, I can't even hear them, thanks to older, thicker walls. I have a surround sound system in my living room, and I crank that baby when I watch my DVD's. No one ever complains. My only biggest complaint is that the majority of the tenants do not pick up after their dogs, so there is dog feces all over the place, and for those of us who are diligent about picking up after our dogs, I am sick and tired of having to watch out for a mess when I take mine for a walk. This surprises me since the complex has dog litter bags all around the property. Only once have I felt a little concern for safety when my neighbor's car was stolen from her carport. It was literally sitting right next to mine. But I see cops in their patrol cars all the time around our neighborhoods and I never feel truly unsafe. I will admit my utility bills are about 3 times higher than any other place I have lived. The water bill especially. This is mainly because what happens is that the water bill is distributed evenly across the entire complex, so if myself and my roommate use only a small amount of water (at my previous apartments it was around $15 a month), we are now charged around $55.00 a month because someone in the unit next door could have a bunch of kids and they use a lot more water. Kind of unfair. I think they should make an investment in some sort of water tracking system and I've asked them about installing water meters into each apartment, but of course this is very expensive and they said no. My electric bill is VERY high, the apartment always feels cold on the first floor and really hot on the second, mainly because of the vaulted ceiling in the living room, all the heat from the 1st floor goes up. But again, it's a compromise because I am so happy with all the space I have. Thankfully, the downstairs and upstairs are controlled by two separate thermostats, so we usually never turn the upstairs on. The oven always cooks hotter than it should, for instance, if you have to cook something at 350 degrees for 30 minutes, you better check it at 20 minutes, it is probably going to be done. Or turn down the heat a bit. I also wonder how much would be saved in my utility bill if the rusted old cooling/heating units outside my apartment were updated with more energy efficient models. All in all, I have been very happy here. I have had many friends over for casual parties and get togethers, the space in the apartment has easily accomodated 14 adults. Everyone comments on how lovely my apartment is. I will be sad to leave this complex, which I will have to do at the end of this lease term because I need to move closer to downtown Dallas, but I will have enjoyed my time here. Sometimes it's easier to complain about the obvious than to find good in the modest. This complex doesn't come with a ton of bells and whistles, but they certainly try hard, harder than most new complex's, and I give the staff kudo's. When I lived here they didn't have all the fee's I see people posting about now, but I loved the fact that twice a week I could leave my trash right on the front doorstep in the morning and it would be picked up for me. I don't mind the pet fees and pet rent. I have pet's, and there is no one to blame for the cost of having pets except for myself. If you don't like the fee's, you shouldn't get pets I guess...just my recommendation.
