I'm not exactly thrilled with my experiences regarding the Preserve on Fredricksburg, but I have lived here since they opened. The ownership of the property changed shortly after the first year of opening if that tells you anything. Sadly I miss the Lynd Management Company. I never would have imaged ever writing that, but I do.
- The parking is hit or miss, I have been required to park outside of the gates on the side road on occasion.
- Most of the tenants are very quiet, but the pool area tends to attract late night parties with lots of stray vistors.
- A good number of tenants are not able to pick up after themselves or their pets (broken glass in the pool area, piles of trash, & dog poo).
- There is a police station around the corner. I'd say that the property is rather safe (This is probably one of the main reasons why I have stayed here).
- The materials used in construction are rather cheap (rugs, fixtures, paint, etc...). When I originally moved it everything appeared nice, but after three years my apartment has settled so there is now very noticeable warping and cracking. The rug seems incredibly warn out after 3 years (shampooing occasionally doesn't seem to help much). The water also leaves plenty of buildup and deposits over the stainless steel sinks (invest in CLR).
- My experience with the maintenance has been good, they do the best they can with what they work with.
- My experience with the staff has also been good, but they tend to apologize rather than address certain issues.
Overall the Preserve on Fredricksburg is not terrible, but it also is not that great. The cost of living here is extremely high compared to most places with similar amenities. The location, safety, and the exterior appearance are main selling points here. Everything else is either average or below average.
