I have lived here for around 5 months, so I feel that I have a pretty good handle on the pros and cons of the Reserve at Potomac Yards. Let me begin by saying that while I can sympathize with many things raised by other folks on this message board, I think that they will be forever searching for something that doesn´t exist. In this price range, this apartment complex is about as nice as you will find in this area. People make references to moving out, but where else are you going to find this close to DC that are fairly new and have a pretty respectable clientele in this price range? It doesn´t exist. Also keep in mind that people attracted to this board usually have an ax to grind. <br> <br>PROS: <br>-New apartments, which is great for those with allergies <br>-Contrary to what others have said, I have found the staff very helpful and pleasant. Nobody has ever entered my apartment without telling me, and they have gone out of their way to be helpful fixing small problems that have cropped up. I´m sure not everybody is perfect all of the time, but compared to most places, the staff here is excellent <br>-Location is very good, easy access to DC, plenty of parking (yes, I know there is a catch there, I´ll address that below) and lots of retail in the area <br>-This place is VERY quiet, at least in my corner of the woods. I do on occassion here neighbors, sure, but the noise is very limited. If you want total silence, move to Iowa. <br>-I have NEVER seen a roach, mouse, or any other crawly creature of any sort around here. The worst I´ve ever had is a fly in my apartment. <br>-Pool area and clubhouse area are well maintained and very nice <br>-Overall, I still feel very safe in teh complex itself <br>-Washer/Dryer in unit..a very nice ammenity. <br> <br>CONS <br>-Traffic problems around here--people drive to fast, the garage is not layed out well--the speed bumps in the driveway should be in the garage, after I´ve nearly gotten run over by idiots who think the parking garage is a great place to test acceleration and braking <br>-The comments about the smells from the waste treatment place are true, probably 30% of the time its noticeable <br>-Car Security obviously needs to be better, since two cars were stolen this year. However it is silly to suggest that if you bring a car here it will be stolen--look around, the garage is full of Merecedes, Lexus´, SUVS and in my garage 4 Corvettes. If it were really that unsafe, they wouldn´t be there. Now at least the gates are working. <br>-The neighborhood is very commercial, and thus traffic on Route 1 is congested. While the place across the street is always very crowded, its still nice having it there if you need to pick something up quickly or hang out at the bookstore. As for the movie theater, whoever criticized that needs a life--its a Hoyt´s, with a ton of screens and it shows what every other movie theater on the planet shows. I´ve even seen national political figures watching movies over there with their families and friends. <br>-The immediate neighborhood is next to the complex is not good. Period. No sugarcoating that. The houses are slummy and the people seem noisy. That frankly has very little impact on me since I can´t hear them or see them in my apartment. <br>-The pond is a joke, West Nile waiting to happen. They should get rid of it. <br>-Building quality is cheap, and appliances are not the greatest. This is no great surprise. <br>-Yes, rent could be cheaper--but it is really right in line with the market. <br>-The shuttle to the Metro needs to be bigger and run more often. The system is not efficent and doesn´t really make sense, but plenty of people rely on it and it works, albeit not always well. <br> <br>Overall- <br>Well I don´t think someone who works here (previous poster) has much credibilty, she is right about residents perhaps expecting too much. Nothing is perfect and an apartment is not going to be. Overall this is a clean, safe, nice, well maintained complex with a competent and helpful staff and a very good location. Overall, I´d say that works pretty well. If my rent goes up dramatically, I would certainly look around, but compared to where many of my friends live (and what they pay), it is hard to complain about the Reserve. <br>
