First, I choose to live here because I wanted a safe place that was close to work in Richmond. I want to be as fair as possible with my review so I will list what I viewed as the pros and cons to living here: Pros: Location-the complex is close to shopping (a few minutes from Chesterfield Mall and Stony Point mall), eateries (a lot of restaurants within a 2-4 mile radius). Safety-I worked overnight shift and never felt unsafe leaving my house when it was dark. Additionally, I never heard or seen anything that made me feel unsafe. The complex is very quiet. I lived on the top floor, never heard my neighbors. Space-This will go both ways but my master bedroom was super big with high ceilings. Lake/Pool-Every apartment has a view to one of the lakes, it's a beautiful sight at night when it lights up and change colors. I never went to the pool but it looked sufficient from a far. Parking- I never had issues with parking, granted I didn't work normal hours. You might not get a spot right in front of your apartment but you will find one close by. Cons: Management-I lived there for 1 year and went through 2 managers, the new manager was unpleasant and showed little interaction with tenants. When I went to talk to him about possibly renewing my lease, instead of talking to me himself he sent one of his office staff to deliver a message to me, that helped me seal the deal and not renew my lease. The office staff are horrible there, they've had numerous changes while I lived there. I believe it's the lack of training that they've received which does not provide them with guidance on how to provide great customer service. I had to contact the corporate office to settle a charge that was mistakenly added to my bill, although the office staff acknowledge the charge was incorrect they kept on allowing the charge to appear on my bill each month, they lied and said they contacted the corporate office but they didn't. Price- I paid around $1200/month for a 2bed/2bath, the apartment are ridiculously overpriced. The kitchen was very small and lack any new appliances. The trimmings in the apartment were old and not upgraded, for $1200 I believe the apartment decor could have been way more appealing to the eyes. The fridge, microwave, and stove are old and outdated. Your rent will fluctuate every single month because of water and sewer, watch your invoice because they will add charges by mistake. And don't expect to have your rent invoice in a timely manner, you might get it on the 2nd of the month (rent has to be paid on the 5th before late fees apply). If you are going on vacation there is no way to pre-pay in advance to avoid a late fee. I tried doing this and the manger ----- just flat out told me their is nothing he can do about it, he did not make any efforts to accommodate me as a customer who was going out of town, I had to cut my vacation short to be back by the 5th of the month. Maintenance-The maintenance team suck, just like the mangers and office staff this is also a revolving door of maintenance technicians. I suffered countless days in the summer without AC after numerous visits from the maintenance team and them just partially fixing the problem. In the winter was the same problem, no heat for numerous days and the maintenance team "fixing" the problem but yet it continued. My master bathroom toilet never flushed correctly and at times the water in the toilet would be low, it was never fixed the whole year I was there. I believe the are a lot of deficiencies in how the apartment is insulated, your electric and heat bill will be super high all year round. My hot water in the bathroom never got hot, lukewarm at best, they also "fixed" that but I never was able to take a shower that had real hot water, even though I was paying for the water. The maintenance team also would enter my apartment unannounced at times which would trigger my security alarm. Satellite- They force you to get their satellite and it is horrible. I paid over $100 a month for pretty much basic cable, no premium channels. You cannot get any other cable or satellite service. When it rains or is windy, you will definitely not have any satellite. Lastly, when moving out please be advised you probably won't get back your full security deposit. It's all a scam, they charge $150 (it might have been more) for a decorating fee, they claim this will cover the normal wear and tear of the apartment while you live there so you won't have to worry about cleaning or covering nail/curtain holes when you leave; this is a lie they will find a way to keep some or all of your security deposit in addition to the non-refundable decorating fee. No this wasn't the worse apartment I've ever lived, however, for the price it could be way better. This isn't a place for the young and active, many of the neighbors were elders and nosey, the monthly breakfast meetings were geared towards them, after all who has time to go to a breakfast meeting at 10:00 am on a Wednesday? Only the retired elders in the community. The gym is a joke with about 5 machines.
