Tuckernuck Trail Apartment: PROS - nice location: easy access to Rt. 64, grocery stores, Regency Square/Short Pump malls; quiet CONS (and there are many) - poor lighting (particularly if your apt does not face the center of the community), - poorly maintained (especially the landscaping - they really let that go), - maintenance request usually takes a couple of days to complete & some not satisfactorily done at all, - poor insulation (in the 2 years we lived there - the doors were never insulated properly after repeated requests for repair). The biggest problem is their business ethics (or the lack thereof). If you do not understand all the legal jargons in the lease - you absolutely must have the lease reviewed by someone knowledgeable. The owner/managers of this community will legally rob you by the terms of the lease. For example, early lease termination will cost you 2 months penalty on top of the 30 days notice. If you share the apt with a roommate - be extremely careful of renting here because both roommates will be held responsible for the lease & if one wants to leave - the other one will be held responsible for the rent. They will also charge you $250 for 'lease reassignment fee' (i.e. you have to pay them $250 for you to go & sign another set of papers to change the names of people on the lease)......that is if they let you. They have said to us 'we can't let you do that' when we asked about lease reassignment. The manager may also charge you for trash removal fee for large items that someone else may have left in front of the dumpster --- without asking or investigating whether you were the guilty party. BEWARE OF AUTOMATIC LEASE RENEWAL - the lease will automatically renew if you do not submit a written request to not renew at least 60 days before the end of the lease term. And they are not flexible with the dates - if you are late submitting the request by just 1 day - you will be stuck staying there for another 6 months. AND not only stuck there for another 6 months, but stuck paying a higher rent than you had bargained for. The rent increase after their 'special' lease term is substantial & uncustomarily high (almost $100 more per month). So do not be fooled by their 'special offer' -- believe me it's no bargain. ALSO, ask to see their vacating checklist/procedure before you rent here -- you will see a page full of charges. For example, 'nail holes, depending on size, 50cents-$5', 'The charge for double-face tape is $1.50 per piece', 'clean interior and exterior of dishwasher including aroud and inside of door, $3-$4.', 'clean entry door, $2-$5', 'windows, windowsills, and window tracks must be cleaned, $2 per window and $5 for sliding glass door', 'replacement of regular bulbs, $1.00, chanelier bulbs: $1.50(s), $2.50 (L)'. As you can see from this example - this company is very petty. They would charge you 50 cents to patch a nail hole. So take pictures of everything/surface in the apt when you move in & you should be present for the final walk-through, otherwise you will be stuck paying for all these charges & you wouldn't be able to contest it. Yes, I'd lived at Tuckernuck Trails Apt and NO - I would not recommend this place to my worst enemies.
