I have no idea why people rate this place so low. I have lived here for a year and this is actually my second time as a tenant at Stonemeadow. I lived here for about 3 months a few years ago and I needed an ultra short term lease. They were very nice and accomodating each time. That I would move here twice counts for something I think. This is an exceedingly well-kept complex that is both quiet and safe. Granted, I live in one of the small buildings but I have never heard anyone with loud music in the parking areas or any altercations outside which is more than I can say about other communities I have lived in such as Canyon Pointe down the street. I usually judge the quality and safety of a community by the condition of the cars in the parking lot. For what it's worth, there are predominantly late model mid-size sedans and SUVs here. Parking is adequate if you have one car but two is tricky. I pay for a reserved covered space to avoid the issue. My unit is a 2BD/1BA and by comparison, the rooms are decently sized. The living and dining area here are a little smaller than my unit at Canyon Pointe but that place was very dark and musty so I am willing to sacrifice a little square footage for a better quality unit. I have had only one maintenance issue at SMF since I moved in. I used the online system to report it, it was fixed by the end of the day and the office followed up later to make sure I was happy with the work. Regarding noise transmitted through the walls- I have occasionally overheard peeing and well...intimate acts...but hey, these are apartments folks. If you want concrete firewalls and soundproofing between you and your surrounding units, go buy a condo. My advice is to look for a unit in the small outlying buildings at the front of the complex where you have at most 2 neighbors with an adjoining wall/floor/ceiling. I have not experienced it but I can imagine that a center unit in one of the 3-storey buildings would be a bit noisy. Stonemeadow is in a great location. It is well-placed near the freeways, public transit, shopping, and the two major business parks in the area. It is in walking distance to 3 major churches, businesses, and to paved trails through a beautiful wetland area. It is in a good school district (Northshore) and the elementary school bus stops at the entrance drive. Jr High and HS buses stop nearby as well. Note that if you have a child in Jr High, the bus does NOT stop at Canyon Pointe and it is not a good walk- no sidewalks! Tip: If you're moving into the immediate area and want to know about school transportation, check versatrans.nsd.org. My only complaint about SMF and the reason I give only 4 stars is that the pet deposits are extortionate and above market based on my research. If you're not a pet lover, this may be a good thing for you though since I imagine it keeps some of the noisy dogs away from the community. Aside from that, it does appear to be dog-friendly- there are doody bags and trash cans in some of the common grass areas. All in all, I am very happy here and I plan to stay for the forseeable future, especially since my company will be moving into the business park just across the main road and I will be able to walk to work.
