Resident 2014 - 2015

4/28/2015

Update 4-28-15 Update: The complex manager gave me a call after coming across my review, and after reviewing her records corroborated my account of the incident with my toilet and the work order. I appreciate her effort in trying to maintain good will, and wish the management and residents at College Park the best. College Park was my first apartment on my own. From that perspective it was a good fit. The barriers to entry were low, and having a second bedroom for an office, covered parking, and water/sewer/garbage all included in the cost of rent. Despite having excellent credit (high 700's), all of the other complexes I spoke with wanted a double deposit. This was not an issue at College Park. The problem was that the management was inconsistent, inattentive, and unorganized. When I moved in, the original property management firm, Tecton, was being replaced by the current one, Olympic property management. I had previously visited other Olympic properties, and they seemed to be clean, and reasonably well maintained. During my tenure at the complex, the company sent 4 different property managers and went through at least twice as many different maintenance personnel. From the beginning maintenance was a problem. The walls had obviously been dented and chipped, and had obviously not seen paint in many years. The drawers were either missing their tracks, or they were in such poor condition that they made a horrible noise and started falling off the track as they were opened. The drywall around the tub was in poor shape and in dire need of resurfacing. None of these issues were taken care of, even though I broached them multiple times. For a first apartment, these may have been minor inconveniences, but when my toilet backed up beyond what I was able to plunge, it took over 36 hours for management to send a plumber after they told me they would handle it by the end of the first day. Landlord/Tenant laws aside, there was one bathroom in the apartment, and this lack of urgency is unacceptable. Shortly after this incident, I was informed that the rent would be increasing to $890, (this amount could change with the newly itemized Water/Sewer/Garbage fee), if I opted to renew my lease. While this is in line with market value for similar properties in the area, the physical condition of my unit, and lack of any sort of response from the management ultimately led me to look elsewhere. I would stay away for another couple years and see if Olympic is still managing this property. If they are, then it will probably turn out fine. I would not rent here unless there was no other viable option.
