I currently live at Grand Highlands. One week ago the neighbor upstairs was trying to turn off her water to stop her clogged toilet from overflowing and broke the shut-off valve from the wall. Her toilet continued to overflow and water was shooting out from the wall, which all drained down into my apartment. It came down through the ceiling, ceiling fan, A/C vents, and outlets, pretty much anywhere the water could come from. It was even raining into the apartment through the smoke detector. They sent in someone with a hurricane fan to 'dry' out the carpet that night even though the water had sewage in it. It didn't help that it continued to drain into our apartment both inside and outside for the rest of that night, and the man who brought in the fans dragged water into other areas that were not initially effected. It's now taken them a WEEK to do anything else-I had to ask the property manager to come look at the apartment today because it's been uninhabitable--but she had not even tried to come see the damages herself (for a week) until I had to ask her to. The water soaked the bed in the master bedroom, the entire master closet, everything in the master bathroom, poured into the kitchen through the A/C vent flooding the floor and spilled out from the microwave. The water has been under my washer and dryer for a week now, so I have only been able to use the guest room and guest bathroom. Water was draining from the A/C itself, and they have not even replaced the air filter. They told me TODAY that they will not move me to another unit because it's 'not that bad' and will dry out-even though what she saw is after a WEEK of the original incident. They also told us they do not have any available units, yet their website boasts plenty of units available. They told me they will 'treat it' and are going to provide a dehumidifier. Even if it's potentially 1% sewage water mixed in with the rest of the water that came raining down, that's unacceptable and not a risk they should force me or any of their tenants to take. Who wants to make dinner in a microwave that was filled with toilet water, or sleep under a ceiling fan (that won't work anymore) which was pouring out water into the room. They would not stand to live in these conditions themselves so I don't understand why they are telling me to. The entire apartment smells like a dirty aquarium-even with the door to the main damaged area closed. The neighbor upstairs who caused the issue has been taken care of by the complex because she works for the VP at the property management company, but I am still expected to live in her sewage because I'm just a regular tenant who pays rent on time every month. Until this instance the place has been great. I'm in shock that they would treat me this way and that they do not plan to gut the entire place to prevent any health and safety issues because the water contained sewage. If that's the case then any of their apartments pose a potential health risk-who knows what they refused to repair in the past because it 'was not that bad'. Unacceptable. I expected a lot more from the complex, property manager, and property management property. SPM is not living up to the 'walk the talk' philosophy they claim on their website.
