Ms. Hodges, Thank you for your review. We welcome feedback whether good or bad. We do always strive for greatness though! I am not sure why you didn't see the emailed lease. I show record of it being emailed several times. I would love to check with you to see if you have a new email address or maybe it went to your spam folder. I'm sure we can work together to figure out where the issues lies. Technology can be a nuisance sometimes. As far as renters insurance, residents have to maintain insurance on the home they rent. If we do not have record of someone's insurance (after sending a notice) you are placed on a policy through the office. It is a great thing to have renters insurance especially if something ever happens. Water and Sewer is billed in arrears and rent is paid in advance. That's why when you move out you will still have a final water and sewer bill. I hope this clears up any confusion. I am sorry you feel like you had a bad experience when applying with us. I am not sure how to contact you being you posted this anonymously but I would love to hear from you. When applying we have to get the exact move in date and the home you wish to move into in order to move forward with the screening process. When applying, you sign a Statement of Rental Policy that states what our qualification standards are so that you are aware of how we qualify each applicant. The Administration Fee is refundable as long as you do not cancel or falsify your application. Again, if you feel as though there is some sort of miscommunication please give me a call at 205-987-0270 so we can get on the same page.
