Madison Park is definitely a nice apartment community. Aside from Providence Place (and the others in downtown Village of Providence), this is the nicest community in Madison by a LOT. They claim that their pool is worth the nearly $150/month extra over their neighbor community (Arch Street Apartments). I would debate that, mainly because it is typically packed to where you can't go in it without being slashed by some kids and it isn't even a salt water pool (which is WAY healthier and better for you). Monthly pet rent is average (something like $15/month extra), but the deposit is a little crazy ($300). The garages are $125/month and non-negotiable, which is ridiculous (the office staff will even tell you that). The rent is $975+ and it is also non-negotiable (see pool notes above). For all of the non-negotiable stuff, you would think there would be a LOT more community activities with all of the extra money they get from rent (trips to the Space And Rocket Center, cookouts, pool parties, movie nights, farmers markets, food truck gatherings, etc etc.). Honestly, I am struggling to figure out where the money goes. The apartments are nice and the grounds are kept up reasonably well (with the exception of dog crap around the stairwells pretty constantly). This is definitely a dog-friendly community in terms of the sheer numbers of dog areas, but people let their dogs run off-leash in the back of the community and don't clean up after them. Management claims to be stern about fining people for not cleaning up after them, but I haven't heard about anyone being fined and neither have my other friends to live here. A BIG downside is WOW internet and cable. Definitely the worst provider I have ever had, and other residents around me complain about them constantly. Management hasn't done anything about it though, and doesn't seem to care (they signed a contract with WOW). It is generally quiet here, but you can hear your neighbors above and below you constantly after 10PM. When I go to visit my friends around the community, I can hear the neighbors above when they walk normally and below when they have their stereo blasting. I know that everyone says "well, its an apartment", but this is definitely far above the norm. The safety here is probably the biggest perk. There are a lot of military/veterans and police officers here. The courtesy officer is supposed to be a Madison Police officer too, but I haven't had the need to call them out for anything so I am not 100% sure about that. Overall, it is a VERY expensive community (non-negotiable) with little in the way of community activities. It is pretty safe and relatively clean, but the dog poop and noise levels get pretty crazy most nights. They claim the pool is amazing, which it isn't, and they are close to a lot, which they aren't. A prospective tenant should take a close look around and really push them to adjust their pricing. If you want all of the same benefits and service with a cheaper price and more open floorplans, go right next door to Arch Street.
