Thank you for your feedback. I would like to respond to each item in your list: 1. As I have previously stated in response to the FB review in August, to your mother, and to you in our office, I do apologize for the issues you had with the a/c. We repaired the unit Friday when first reported. On Saturday, another issue was reported, I apologized and explained work on the a/c units cannot be done outside normal hours, by noon on Monday it was fixed, but at the end of day another issue was reported. Tuesday morning the issues were completely resolved. 2. An old house next to our property was torn down, and our building had a brief issue with mice. This issue was beyond our control as it was a result of a neighboring property. We were able to quickly eradicate the issue and have not had any further reports. 3. A deadbolt is the only lock on your door. The door knob does not have a lock to enforce the use of the deadbolt. We also use three-inch screws as required by our participation in the Fayetteville Police Department's Crime Free Multi-Housing Program. We also offer an interior locking bar, you are still welcome to one if you would like. 4. Friday November 9th an after-hours report of no heat was made, maintenance was able to respond same day. I am not aware of any other heat issues. 5. The team cannot smell any smoke in your apartment. February 25th, I requested you to meet our maintenance manager at your apartment to show him where you are smelling the smoke and I have not received a response. They did seal the apartment, but please notify our office of a time you are able to meet to resolve the issue. Again, I am sorry. I was not aware I had not apologized enough or came across rude when trying to resolve your complaints. I and our staff try to meet each residents' expectations, hopefully when you update this review after move-out you will be able to provide pros. In the meantime, please continue to contact our office anytime, we're happy to help!

The owner is a fanatic firearms enthusiast and go-for-broke sexist and racist. They are good apartments, but if politics and priciples are of any regard to you, know what you're buying.

I apologize for ever coming across as unpleasant in anyway, this never my intention. When speaking to anyone about a dog barking/noise complaints, I ask them to please call our office or the after-hours number anytime the disturbance is happening and I will address it immediately. I also give my card with the after-hours number written on the back. If I did not extend you this same courtesy, I am sincerely sorry. Campus Studios has visitor parking, there are 16 visitor spots. I have a parking map available in the office if you would like to pick one up. Our staff patrols the lot for unauthorized vehicles, I will ask them to increase their patrol. We do not allow open student parking. One of the two laundry rooms did close for a few days to complete a major repair on the main water line. I assure you this is not common and it should not be closed again. During Preventative Maintenance our staff checks light bulbs, smoke detectors, plumbing, and the HVAC system. They do not touch or bother any personal effects. I am researching the wiring issue you mentioned and will contact you directly with more information. To be completely transparent, all facts must in the light not just segmented by opinion. You stated that if I did not refund the $88.05 for replacing the shower rod and crisper drawer, you were going to post negative reviews. As the second management company that you have attempted to coerce into giving you money with bad reviews, I would suggest thorough understanding of your contracts, before endorsing. Your lease covers the cleaning fee and owner access for inspections. The cleaning fee and move-out is explained in the Deposit Refund and Moving Out form given to you with your lease. You also received the Move-in Condition Form which you did not return. If you feel your constitutional rights are being infringed upon, you should not sign a contract allowing access during reasonable hours, with reasonable notification. You are given 24hrs notice, if you do not want us to enter, leave a note and we will reschedule. The inspection is to replace light bulbs, air filters, smoke detector batteries, look for leaks, clogs, etc. Pierce Properties is a proud member of the FPD Crime Free Multi-Housing, if you have a break-in contact the authorities. We receive reports of all activity and will assist with any issues. If you are tripping over bushes, refrain from walking through the flower beds. We provide free Cox High Speed Internet, essential level. If you have connection/speed issues, follow the Cox instructions provided with your lease. If there is excessive noise, report it. You have listed problems that have not been reported so it is hard to address the unknown. To be completely candid, false accusations, suggestion of dishonesty, and questioning the integrity of a company is not the way to extort monetary gain. We value our reviews, our residents, and will work to achieve the honest needs of our residents.

Unfortunately when the unit is left severely damaged the $200.00 minimum cleaning fee will not cover the cost to repair the apartment. I spoke to one of your roommates and pictures have been emailed to each of you. The pictures show the intentional and unreasonable amount of damage and trash you and your roommates caused in the unit. Yes the carpet next to the front door was damaged by the flooding rains. However, maintenance responded immediately and consistently to keep the carpet clean and dry, no mold was ever found in your apartment. I would be happy to share the full maintenance report of the unit during your lease term. I'm sorry if you thought the 1200sqft 2 bedroom 2.5 bathroom town home, that rents for $995.00/ month, was overpriced. You did sign a 12 month lease and received a monthly discount. I would suggest if you have any further questions about your account that you please contact our office directly. Thank you for the review on College Pointe Apartments. Yes we have received several complaints about dogs- a dog in your apartment, as well as a dog and a cat in neighboring apartments. As I stated on the phone, your complaints are noted and are being addressed, but I cannot release any details about other residents to you. College Pointe has a policy that pets are not allowed. Unauthorized pets will result in eviction proceedings. Please understand the term "pets" does not include animals trained to serve the handicapped. Also, parking is very limited. You must have a vehicle registered to receive a parking pass; if you do not have a vehicle you are not eligible to receive a parking pass. One parking pass is issued per apartment and the towing company will tow any vehicle on the property without a proper parking pass. There are 11 apartments, 1 handicap parking spot, 10 regular parking spot, and 1 gravel parking spot, for a total of 12 spots. There is no visitor parking and parking is strictly enforced. This is explained in your signed parking policy. As I stated in the email yesterday, your work orders were entered and a copy of those work orders have been sent to your email. According to our records the pest company has sprayed and inspected your apartment numerous times. They have also been in contact with you directly and will continue to meet with you and work toward your satisfaction. As of this time, no evidence of any bugs has ever been found in your apartment. You stated you had a 3rd party/lawyer reviewing your lease, keep in mind that I have not advised you to "get a lawyer." Again, if you would like to get attorneys involved please have your attorney contact our attorney directly. I and the rest of the Pierce Properties staff will continue to offer you the best customer service possible and will continue to strive to meet your expectations. As the manager for Pierce Properties, it saddens me to hear that a resident was this unhappy with their apartment, the staff, and myself. We strive to please all of our residents and go beyond the expectations of our customers. I am truly sorry we were not able meet your needs. Since you have left we have changed our internet. We have discontinued the WiFi and now offer Free Cox Essential Internet in each unit. Now, each resident has their own internet connection and are even able to game. As the manager, anytime noise problems are reported, I will send three warnings then terminate the noisy neighbors lease. Again, I apologize for your negative experience and I assure you Pierce Properties places the up most importance on Customer Service and protecting our resident's rights. Thank you for feedback.

I was not aware of the problems you were having in your unit and apologize for not being able to address them while you were still a resident. The charge for not returning the parking pass is refundable once you return your pass. The parking pass fee and cleaning fee are both outlined and highlighted in our lease contract and parking policy. If you will contact our office directly I will be more than happy to review your file and refund any charges as necessary. Since 2011 you have been paying $495.00 per month plus water and have only had one rental increase during your 5 year stay. We now combine the $495.00 rent and $25.00 for water into one monthly payment of $520.00. As for noise unfortunately it is common to hear the neighboring bathrooms. However TV's, radios, etc. are not common and are addressed when the noise is reported to the office. After the third compliant we will ask the noisy party to vacate their apartment. Due to liability reasons apartment communities are no longer allowed to remove ice and snow from the walk ways. This is an inconvenience for both residents and staff, again I do apologize. We still walk all the properties and pick up trash everyday,and hope that we are meeting each residents expectations. Thank you for your feedback and I hope to hear from you soon!

The free WiFi is HORRIBLE! I am not renewing my lease solely because of this. Online gaming is impossible, and streaming is slow and sometimes impossible. "Free WiFi" is a gimmick. Living close to campus is nice though. See More

When we give information out about the properties and at the time of move-in we try to tell everyone the free WIFI will not support gaming, or streaming. You can check email, surf the web, or check the school sites. The free WIFI is not a gimmick, it is a broadband wireless internet, shared by all residents in the building. If you are gaming and streaming then you are pulling away from others trying to use the service. We are looking at other options to provide personalized internet, however at this time, we offer free access to the broadband wireless internet. Thank you for your review, I'm sorry to hear that you will not be renewing, please let me know if you need any further assistance. UPDATE** Due to the amount of complaints from our internet, we are now switching over to Cox Communications individualized internet, their essential package. Prospective tenants can choose to get an even better package through Cox, and will be discounted for the portion that we pay for if they so choose. I hope this helps all of the internet problems.
