I've been a resident for 4 years and I will not be renewing my lease. Actually, I may break my least and get out of here as quickly as possible, without penalty because the issues have become severe and intolerable. This whole property is terrible. The new owners are no better than the previous owners, actually worse, and the staff have no example of how to operate properly and efficiently. The new owners have no clue how terrible it is here and don't care to find out, as they are NEVER on site to check things out and make corrections. They only care about filling vacancies and money in the bank. This property used to be one of Little Rock's finest, and now it has completely turned into trash just like every other apartment complex. The only thing that hasn't decreased is the rent. Don't waste your money. Don't spend $1000 to live here when you can get the same quality and experience for half the cost anywhere else. This place has literally become atrocious. Nothing is clean, the pool is disgusting and never gets cleaned (not safe to swim in-we tested the water), the gym equipment is broken and has been for years, the A/C units are on their last leg so every day someone's goes out and instead of spending the money on a licensed HVAC repair company, they will send their maintenance guy (the only ONE they have) to come put it back together with bubble gum and a shoe string. My neighbor threw cooking grease off her balcony and onto the parking pavement, directly in front of my other neighbor's garage, splashing half way up the door--after a week of asking for it to be cleaned off, she finally had enough of the terrible smell and scrubbed the garage door herself, since the office staff did NOTHING about it. Her carpets need cleaning because she unknowingly stepped in the grease and tracked in, and of course she will have to pay out of pocket for that. Cleaning up other residences messes and paying for the damage, yeah that's the experience you'll receive here. They run "specials" ALL the time for new move-ins, but increase current residences rent every year and if you're lucky, you MIGHT get a free carpet steaming when you renew--yeah, not a cleaning or shampoo, just hot steam. Oh also, hold your breath as you enter your building or you may get a buzz from the pot smoke. Seriously, if you can afford to live here, you can afford a house, so save yourself the headache and make a better investment.
