Resident 2005 - 2008

Don't live here--you'll regret it!!

I am moving out next month. I knew people that lived here and they all moved out. My license plate was stolen, my car was broken into, (for a pack of cigarettes). Two of my nieghbors had their CD players stolen. I always see cops blocking the entrance ways. My A/C broke, and they told me I was crazy, they hung-up on me when I called to let them know, the office girl came to my apartment and insulted my girlfriend. After all that, it took over a month to fix..It is over 100 degrees out people..the apartment reached over 90 degrees. They gave me no other A/C unit, no fan, nothing but thier words...CRAP!! If you don't care about parking (lack there of), or getting help from the office when you need it, theft, A/C problems, loud neighbors, cops being there all the time..then this one is for you! PS.. when it rains you windows will leak..I guarentee it!..

    Beware!!!!!

Be very careful if you live here. When you move out, even if the apartment is left spotless they will charge way too much money claiming it was dirty. On top of that they will double charge you for your water and trash and make up other charges. Completely dishonest and the staff has different stories among themselves and are not helpfull at all.

      Energy Bills through the roof!

I agree with the previous poster that the energy bills in these apartments are extremely high. For my 2 bedroom 2 bath in the summer I pay close to 200 dollars a month. Thats worse than my friends with larger houses! The apartments are just poorly build and very poorly insulated. I have also found that sound is an issue. You can clearly hear your neighbors tv, radio, conversations. Traffic noise sounds like you might as well be standing next to Oracle rd.

        Not Recommended

I'm grateful I only had to live there 6 months. When I moved into the complex in mid-summer 2007, it was quiet and there were few disturbances. That changed quickly to the near-disaster they have now. I'm not sure how many times the OVPD visited the complex while I was there, but I counted 5 times for my building alone. Parties and vehicle vandalism were common occurrences. Never used the pool or the hot tub, and don't try to bring a second vehicle.

Reasons to stay away from here!

This is a horrible complex. The new management refuses to help solve any problems. There is dog crap everywhere and the complex is unsafe. Several Oro Valley police officers have informed me to move out of this place because they frequently visit this place. They had nothing but bad things to say about these apartments. A lot of vandalism occurs here and the floors are so thin that you can hear the people in the apartment below forget the noise from upstairs. There is also very little parking for a second car. You only get one parking spot. I also don't feel comfortable swimming in the pools. They don't look very clean. On the plus side the maintenance here is very good. They fix things right away.

            Horrible!

I m not sure why, but the office staff has decided that they would rather accommodate noisy tenets that hold loud parties at all hours of the day and night, then tenets who respect their neighbors. I have complained about the noise from several neighbors and I was told that the apartment would look into it, but nothing has been done in over 6 months. These apartments cater to kids in college or right out of highschool. Definitely not a family friendly environment. I will be leaving the day my lease is up.

799$ a month for nothing! And no they are not remodeling every appartment!

I have now been at these apartments for two years. They are not built well and though they seem large there is a lot of unusable space in them. I honestly can't wait till my lease is up! The new management company is horrible. I don't know a single person there they have not lied to. My husband has lived there about 8 years now. He used to tell me it was such a great place, and at first it was. Emma, who was the manager before, was great! I have had several problems in my apartment the refrigerator freezes everything on the top shelf, the oven takes over two hours to bake a potato, the wood holding up the patio and fencing it off (they claim to have replaced these) is dry rotting, and now my dryer is taking twice as long to dry clothes. In the numerous times I have requested someone look at these problems I have been informed that for about $150.00 more a month I could have new appliances. I'm not so worried about them being new; I just want them to work. I did have a problem with the dishwasher leaking all the time… See More>

NOT an apartment I would recommend

I lived at the Suntree Village apts (former name) from 1992 to 2007. From the middle of 2006 until I moved out in January of 2007, the apartments took on a new name, new look, new management, and a new attitude. The new name was the only thing I can say was a positive for the complex. When my husband and I finally moved, after 11 years in the second of two apts we lived in at the complex, we had a certain amount of money as security deposit. Not only did we get NONE of the money back, but we were told we owed even more money (over $200.00) to the apts for "primer and painting labor". This matter was finally resolved just this month (we paid NO extra, and have some coming back now) The staff are hard-headed, not people oriented at all, and SO not ready for a complex with over 400 units. All I can say is I am glad we got out while we could. I will address the ratings I gave for the Parking, etc. *Parking- one assigned spot, and the uncovered spots are supposed to be for the guests. Rude Staff

I had a bee problem for the two years that I lived there and the office never did anything to get rid of the problem. I had bees coming in to my apartment from the light fixture in the kitchen and the walls. I complained numerous times and nothing was done, I even told them I had a newborn baby, but it still didn't make a difference. The staff was rude and it seemed every time I called no one answered. I later found out that the staff was making personal calls. They raised the rent really high from when I first moved in and honestly the apartments are not worth it.

every apt complex has cockroaches, but 4 cockroaches in one week is just too many.

                        Office Staff indifferent

When you want to report a termite problem to the office (bugs coming through the ceiling) and they are making personal calls on their cell phones, I would not say they care much about the residents.

                          Awesome office staff

I disagree with the comments on the office staff- they are so nice - I've lived here 4 years, and the property just has a name change and new owners. We are now call - "The Overlook at Pusch Ridge" and the new office staff is really great - they are improving so much! We are being painted new exterior colors right now! They've cleared the landscaping and we are not over grown any more! They re tiled the pool and added flagstone and they are building a NEW exercise room - and I heard they are adding a new business center - WHERE ELSE IN ORO VALLEY CAN YOU GET ALL NEW AMENTIES FOR $725. New price ( I pay less!) FOR A 2X2 1100 sq ft? I shopped around and Pusch Ridge was $759 for 920 sq ft and up to $849 for 990 sq ft!!!

Nice place for the cheap price. Worth every penny. Only problems are the bad windows, you can here everything, no joke, everything. Sneezes, coughs, people walking nearby. All of that is heard from outside. Also if you live on the bottom floor, you can here every step a person above you makes. But again, the price is so much lower than any other place.

I really enjoyed living at Suntree Village. The apartments are very spacious, the six pools are great in the summer. The staff is very friendly and always welcoming. The only reason we left was to buy a house or we would still be living there. The location is great and in Oro Valley with out the high prices.

                                  Great so far!

My husband and I are current residents and we feel we are getting a great deal for the money. We have a spacious 1100 sq ft 2 bedroom 2 bath apt with full size washer dryer, a huge master bedroom with walk in closet, fireplace, kitchen with everything you need including microwave and dishwasher, a patio with views of the mountains & extra storage, 6 pools to choose from outside, & a really sweet elderly couple for downstairs neighbors. We have surround sound speakers & have never recieved a complaint from neighbors. Previous neighbors had 3 kids and we never heard them through our walls. The drawbacks: Our fireplace is difficult to use even after they had it cleaned because some smoke smell still blows in, you can hear footsteps outside so it sounds like someone is walking inside your apt-a little creepy at first, renewal leases aren't flexible enough when you are looking to buy a house & they allow large dogs which occasionally means large poops in the rocks! I still think you get a lot for the money. The Fry's grocery store/Target shopping area nearby also has spectacular mountain views. Oracle Rd gives easy travel access. We… See More>

My overall experience while living in this apartment was so-so. The apartment itself was all right but the staff was always extremely rude and unwilling to help. If you needed a question answered they were sure to let you know that they had much better things to do.

The worst part is when moving out. $280 to repaint walls and several other unexplained charges. I recently moved out and got billed for a month of electricity when no residents were living in the apartment. I explained the situation to an employee over the phone and her response what that it was my responsibility.

There were also some other annoyances. For example, there is only one parking space per apartment. It is sometimes difficult for you and visiters to find parking. Also, at one point the complex changed the locks on the pools, never informed the tennants, and required them to buy new keys. On top of all this, you can hear EVERYTHING!!! It´s such a nice complex with a fenced in all sports court that you can let your dogs run around off thier leashes. It´s wonderful to have w/d in the units and the complex always smells like dryer sheets from outside. Management is professional and caring and rectify any situations promptly. The pool is kept comfortably warm year round and the grounds are kept clean. The only occasional inconvenience are some tenents placing blame wrongly.
