I lived in this complex for 18 months. I eventually broke my lease and moved in elsewhere. I would not recommend this complex for the following reasons. -If your unit is anywhere near the pool, expect late nights of loud noise. There are "quite hours", but they are not enforced. When you call in a noise complaint, nothing happens. Groups of people hang out by the pool well past 10pm on most nights, often until 2-3am. If you're someone who expects a reasonable level of silence past 10pm, I would look somewhere else. -The security of the complex is extremely flawed. It's not uncommon for the exit gate to be broken and left open, for the entrance gate to be stuck open, or for any of the walk-in gates to be left open by other residents. The complex itself is located in a questionable area - It's next to a freeway overpass where those without homes tend to sleep, a few months back, a clerk at the 7/11 a block away was shot and killed during a robbery, and if you look at government crime data for the neighborhood, crimes rates are above average. On multiple occasions I encountered people who were not residents panhandling outside my unit. On a specific occasion, I encountered two women that I had seen in the overpass several times coming out of the fitness room single-person bathroom after about 30 minutes. Overall, I wouldn't say the complex is the most secure. -The complex recently hired a new manager, and he seems great. But until he arrived, the office staff has just been terrible. They have been rude, dismissive, and disengaged. Anytime I would have a question or would go to the office to pick up a package, I was made to feel like I was bothering them. The office staff also seems to have a quick turnover. In my 18 months, I have probably seen 3 different sets of staff come and go. -The appliances in the units are very outdated. I only ran into mechanical problems with my dryer and dishwasher. I had to have my dryer fixed 3 or 4 times. When I left it was still making a loud noise. When I have had to submit maintenance requests, it usually took 2-3 days to be resolved. -The grounds aren't terrible, but they could definitely be maintained better. Dog owners are not the best at cleaning up after their pets, and so you would have to watch where you walk. During the summer, the grass area that the dogs use smells terrible. -The pool area is very nice. But I wouldn't plan on laying by the pool on a weekend afternoon during the summer. There is a policy of only bringing 2 guests, but this also isn't enforced. On any given weekend day, parties are held in the pool area by people I've never seen in the complex before. These parties have taken up the entire pool area. In my time there, keys were never changed for the gates. I and other residents suspected that former residents were still using the pool area. -In terms of price, the units are overpriced for what you get. I found it took effort to live here. Between submitting maintenance requests, calling in noise complaints regularly, unclogging my drains, having to ask neighbors to not slam doors to the extent where things of mine would fall off the walls, I definitely felt like I was paying too much. What you would pay here, you could easily get a nicer, friendlier, safer, and more updated unit elsewhere. -Overall, if a friend were to consider moving into this complex, I would advise them not to. The only nice thing I can say about my experience is that I met some great people living there. Other than that, Monterra needs to make some serious improvements.
