Pros: -Grounds are generally clean and well-kept -Ample guest parking, parking close to unit -Move-out charges were openly stated, no unexpected charges were billed -Online rent payment and maintenance requests -Clean, working appliances in kitchen -Awesome location; Camelback, Biltmore and Esplanade adjacent -Allows pets with no size restrictions (which was our primary reason for renting here) -Aside from the odd fly or mosquito I let in, I saw NO BUGS in the year we were here. Good pest control! Cons: -Inconsiderate dog owners don't pick up after pets or worse, don't LEASH their dogs on walks! -LOTS of stray cats in the neighborhood -LOTS of noise from traffic in and out of another complex to the South -VERY poorly insulated unit; energy bills in seasonal extremes were outrageous (almost $300 for electricity in summer months for 1000 sf apartment) -Single-pane windows with no weather/noise insulation value -Lots of noise "seepage" from connected units -Inconsistencies with office staffing--oftentimes, the office would be closed even during business hours Meh: -Maintenance was sometimes hit or miss. Some calls were handled promptly, others required follow-up -Laundry on site (good), cost is a little high for use (bad) -Shared water billing--your personal water consumption habits don't seem to matter; the "complex" bill is shared among tenants, including water costs for the grass and pools -Covered parking is available--additional cost -Pets are allowed (good), but monthly pet rent is pretty high compared to other places (up to $45/mo per pet) I would recommend this complex to you if: 1. LOCATION is important to you... the location is GREAT and if you are good with middle-of-the-road rent and accommodations, this place fits the bill. 2. You don't necessarily "stay in" a lot. There's a lot to do in the area, good shopping and restaurants. 3. You're okay with noise. For the most part, people are very respectful of each other here, but there is a lot of traffic noise and activity that the old, poorly insulated buildings just can't contend with. 4. You have a bigger dog and can't find another place nearby that allows them. I would NOT recommend this complex to you if: 1. You are a homebody/work from home. Especially in the SUMMER. The air conditioning in our unit was TERRIBLE and temps in our unit often reached the 90s in the middle of the summer. Maintenance was called, but could do nothing. I ended up sticking insulation to the walls and windows and spending hundreds of dollars on a portable a/c unit to keep at least one room liveable. 2. Location is not important to you - you can probably get more for your money further away from the city center. Living at Paradise Palms was not a bad experience (except in the summer) but it wasn't an awesome one... It's not that anyone there was shady or presented information that wasn't true... it's just that there's a certain kind of place out there for you depending on your needs and priorities in life. This complex simply did not meet our needs and priorities for the long term.
