Kota North Scottsdale has (reasonably) nice apartments and is a fine place to live generally, but their predatory business practices and general incompetence make this place a nightmare to deal with. Despite having moved out on October 15th, we are still struggling with dealing with surprise move out charges. Despite having thoroughly cleaned the apartment (with photos to prove it) we were charged $55 for a 'partial cleaning fee' and $165 for 'carpet restoration'. The office was unable to produce a single shred of evidence justifying either expense (and quickly removed the partial cleaning fee when challenged), but now refuses to answer or return calls to resolve the bulk of the erroneous charges. A couple of tips for people who are desperate enough to live here: 1. Demand a move out inspection. In writing. If they refuse, they lose any standing to charge any damage-related move-out fees. We made the mistake of asking for an inspection in person, which we can't prove. 2. DO NOT SIGN THE MOVE OUT FORM. You are signing away some of your rights with regards to regular wear and tear of the apartment. You can't be compelled to sign it, and they can't prevent you from moving out despite it. 3. GET IT IN WRITING. None of your in-person conversations with office staff count for anything if you can't prove it, and they sure are good at forgetting. 4.TAKE PHOTOS BEFORE YOU MOVE OUT. Seriously, this is a life saver. 5. IF YOU HAVE MOVE OUT CHARGES YOU THINK ARE INCORRECT, ASK FOR PHOTOS AND AN INVOICE AS JUSTIFICATION. If our issue gets resolved, i'll update this review accordingly, but regardless, be careful with this company; they'll take advantage of you if you let them.
