Hello Marcus, I am very sorry to hear about your experience here at Rancho Murietta. It was nice speaking to you last week regarding the safety of your vehicle. I would like to clarify that this community is part of free crime housing and we have an officer who is in charge of the area who is very much aware of car break-ins in the area. Officer Megan with the Tempe Police Department stated that recent vehicle break-in reports may be due to unlocked vehicles. Unfortunately, crime has no address but together we can definitely reduce it and take all the precautions we can. I would also like to address your special accommodations request at move in. It is our company policy that everyone who needs special accommodations for a service animal takes the proper steps to do so. The form that was provided to your medical provider is the same form that is used for everyone who requests these accommodations. When HUD contacted us we explained to them that this is our policy and steps everyone has to follow. We then contacted our attorneys and our attorneys made the decision to accept your MD letter due to the fact that you needed to move in right away and your provider was not comfortable filling out our form even though he typed a letter and signed himself. You did not mention on the phone or have requested pest control for your unit. We do offer free pest control every Monday free of charge to all residents. However, I will need your permission to put you on our list to come in and properly treat your unit for cockroaches. Our community is not a new property however, the units are in great condition. If our property was renovated, our prices would be a lot higher considering our great location. Lastly, I would like to thank you for your complimenting my maintenance staff they work very hard and take pride in what they do. Thank you for being one of our residents here at Rancho Murietta. Hello Resident, I am very sorry about your experience here at Rancho Murietta. I would like to address a couple of your issues/concerns. My office is located in the back behind the leasing consultants, however, we have an open door policy residents are more than welcome to come back to my office and talk to me, as the property manager I am in charge of daily property operations if I am not available residents are welcome to schedule an appointment. I am not sure who you are because you don't put who you are or unit number I would like to look up your ledger and find out why your deposit was this high. We do have qualifying criteria and the deposit is based on your credit and rental history. If you had just paid a $2,000 deposit to move in, you would also have paid rent for your first month. As far as your 30-day notice, we would only charge a no 30-day notice if you don't give us a 30-day notice in writing (per your lease agreement). If you turned in your 30-day notice late, this means your rent was prorated, again I would have to look up your ledger to find out exactly what happened. Lastly, our community is not a new complex however we do our very best to keep it in such a good shape. Our technicians are here to take care of any work orders. Our turnaround time is usually 48 hours, however, our record is 24 hours. Again, even if you are no longer a resident, I would like to review your ledger and get to the bottom of this. Hello Tinghu, I am very sorry to hear you have not had a pleasant experience in our community. I would like to start by addressing the ants situation. We do offer free pest control once a week at no additional cost to you, ants are common in the summer but they should not be inside your unit please let me know if you would like me to add your unit to the list for Monday. I looked up all of your maintenance request for the dishwasher and there is only one submitted 10/29/17. We do recommend to run the dishwasher at least once a week, however, there should be no water seating on the bottom. If you are still having this issue, please call me and I can set up an appointment and have my service manager come out and take another look. I would also like to address your package issue. We do receive about 50+ packages daily around the holiday season. If your package was marked wrong, I do apologize and I can assure you that this is not intentional, as this was a human mistake. We really do try to check unit numbers more than once before labeling packages. Lastly, we tagged your vehicle because it looked abandon and is against your lease agreement. We had no idea who the vehicle belonged to. It was parked outside the mail room next to the office and was not moved for at least a week. For security purposes, we needed to verify this wasn't an abandoned vehicle. It was explained to me that you only drive it on the weekends, which is perfectly fine, but we please ask you to use your designated cover parking space so this does not happen again. Our intention was never to tow the vehicle, but to find the owner. I would love to set up an appointment with you and talk about all these issues directly. Hello anonymous, I am sorry to hear that you are not happy at Rancho Murietta. I would like to start by addressing a few of your concerns. We typically don't replace appliances unless the the appliance is not fixable. In regards to AC units, we always recommend that the air filter is replaced at least once a month. We provide these filters to residents at no cost, so if you haven't replaced your filter in a while, please contact us in the Leasing Office. If you still feel your AC it is not working, please let us know immediately to avoid high electric bills or any other inconvenience. Our community was built in 1986, however, we put in a lot of effort to take good care of our complex. That being said, if there are things we need to fix, I would like to personally walk your apartment with my maintenance supervisor so that we can get any fixes completed promptly. I want to assure you that I personally walk all the homes prior to a move-in to make sure everything is working. I am not sure how long ago you moved in, but please know that I don't typically receive these kinds of complaints. Lastly I would like to address the painting of speed bumps and emergency sidewalk parking. We are required to do this quarterly. The other gate is you speak of is only for emergency access, such as for the fire department, so we can't open that gate while we are addressing the speed bumps. You don't mention your name or apartment number so I am unable to contact you, but please contact me directly so that we can set up an appointment and resolve your apartment related concerns as soon as possible.
