Dear Anonymous, It is unfortunate your are not having the best living experience at Riviera Palms. We strive to ensure each residents' needs are met in a timely manner. I wanted to take the time to address each of your concerns to ensure, going foward, you know we are always available to take care of you apartment and community. Right now, the landscape is in a "turn over" phase. During this time we must let the summer grass die off because it will not survive the cooler winter temperatures. Also during this time, watering is decreased to allow the grass to die which results in the other plants looking not as healthy. We have already completed the re-seeding process and watering has began, you should see healthy green grass and plants by next Friday. I wasn't aware of the dryer issue until your post but I took care of the issue immediately. All the dryers have been repaired and are working great! Sorry for the delay. If you aren't aware, Riviera Palms does not have courtesy patrol. In the evening time we ask for help from our residents who want to keep Riviera free from criminal activity and the homeless by calling the Tempe police department. During office hours we are more than happy to take care of the issues but in the evening we need the help of our residents to report the problems to the police department. Please call 911 in the event of any emergency or call 480-350-8311 for non-emergencies. Our policy is to have service request completed within 48 hours. In the event your service request isn't completed within that time frame or a call hasn't been made to let you know the stautus of your request, please call or email immediately. I am available Monday through Friday from 9am to 5pm. I will make sure the maintenance takes care of you as soon as possible. Unfortunately, pest can be an issue when it isn't treated in the correct manner. I recommend to any resident that seems to have a continous problem, to call the office to setup a pest control program. We will need to treat the apartment heavily once every two weeks for a minimum of 3 times. We have seen great success when residents and the pest control company work together to determine the correct way to address the problem. It is standard for the maintenance team to pickup the grounds and clean the pool first thing in the morning. I typically drive the community around 9am to ensure this task has been completed. If you ever feel we are missing an area, such as the dog park, please don't hesitate to notify me. Going forward, I will make sure to keep a closer eye on the bbq grills and the dog park. As for the cats, there isn't much we can do about them. We have residents who like to feed them, which keeps them coming back. Since they are on the property, the SPCA says they belong to us and there is a very high cost to have them removed permamently. Maybe we can work together to see if there is a different way to remove them safely. As I said early, I really strive to ensure each resident has the best living experience possible and I make a point to take care of any concerns in a timely manner. Never hesitate to contact me if you feel your concerns aren't being taking care of. I hope going forward, we can build a relationship where we have open lines of communication and your issues are responded to quickly.
To Anonymous, I apologize sincerely you did not have a great experience while living at Riviera Palms. We strive to ensure everyone enjoys their living experience and it is quite unfortunate your issues were not addressed to your satisfaction. Although we do our best to ensure complaints are addressed immediately, sometimes due to human error, some items may slide through the cracks or numbers may not be calculated accurately. Ultimately, to guarantee a great living experience, a combined effort is needed between management and residents. That is why we ask residents to maintain open lines of communication to notify us of areas we may have overlooked during our effort to have the community looking its best and the residents retain a copy of their lease so that they are able to know exactly what their rent responsibility is each month. Once again, it is unfortunate we could not have retained you as a resident or made Riviera Palms a place you could truly call home but to make certain other residents don't have your same experience, all your concerns you noted will still be addressed even in your absence. Dear Resident, I apologize you are not having the best experience at Riviera Palms. We strive to ensure every resident enjoys their home. Many of the residents at Riviera Palms enjoy the community and the services we provide to decrease pest activity. Unfortunately, if other residents do not take the time to clean up after themselves or report pest activity they have in their home we are unable to determine what units are "trouble" areas and treat them accordingly. Also, there is more than one type of treatment available to decrease pest activity other than simply spraying. Our records show you are only having your apartment spray treated. Although spraying does kill the pest on contact if doesn't reach everywhere. I recommend you have you apartment fogged by our licensed pest professional, we have seen excellent results. Also it is extremely important you clean up with bleach, as well as, vacuum up and through away the contents in the outside trash receptacles after each treatment. Although the chemicals used kill the pest on contact, nothing penetrates their egg sac. Those eggs will hatch within 14 to 21 days producing as many as 25 more pest. Essentially, defeating our attempts to remedy the issue. Please contact our office as soon as possible to schedule a fog treatment for your apartment home. And to let us know which laundry machines aren't functioning properly. Our maintenance staff works diligently to ensure everything is working properly but we are unable to correct problems if we aren't aware of what they are. Riviera Palms' daily office hours are 10am to 4pm Monday through Friday and 11am to 3pm on Saturdays. Once again, I apologize for the bothersome nature of your problems and hope with continued effort on both our parts we will be able to correct all of your concerns quickly and effectively. To student01234, I apologize you haven't had the best experience while living at Riviera Palms Apartments. We strive to provide the best living experience as possible at both communities, Riviera Palms and Campus Pointe. I ask all residents to speak with me directly if you feel your concerns haven't been addressed in a timely manner. I'm available Monday - Friday, 9am to 5pm, to speak with you and hopefully remedy as many as your concerns as possible. In regards to the neighborhood, we are apart of the Tempe Crime Free Housing Program and work closely with the Tempe Police Department. As part of the Crime Free Housing Program you are able to contact the police or management for any neighborhood disturbances.
