Resident 2014

8/21/2014

I have lived here for a month and a half, but let me start from the beginning. When identifying an apartment complex I was interested in, I had the advantage of a few filters to help with the process. A friend of mine works for Tucson Police Department in the Task Force to Reduce Crime in Multi-family complexes. She was always my first contact about a place. Then I have a friend who works in the Tucson Legal Aid office. My understanding is that a large percentage of landlord/tenant disputes begin in their office. She also became a valuable resource in determining which management companies treated people fairly under a dispute process and the type of disputes. Just as an aside, if you are still looking for a place, the friend in the TPD says that if a complex does not participate actively in the above mentioned task force, don't even consider them. They should have a certificate prominently displayed, which requires annual ongoing training for staff to maintain current certification. So River Point was a point of interest for the friend on the task force only because the place has never been on their radar for criminal activity. She even made a point of driving through and walking the premises to remind herself. Her conclusion was it is a nice location, well lit, well taken care of, with no abnormal reason for police attention. Good starting point for me. According to the resource in Legal Aid, the most she could find in recent years was one incident of a complaint of mold, which as she recalled had no legal direction to go. According to her, compared to many of the property management companies in Tucson, Wasatch appears to be pretty clean in their tenant dealings. Coming from an attorney, that is fairly high praise. Again, given some of the comparison properties, this was impressive. At this point I had reduced days of walk-thrus and leasing agent special offers to a number less than the fingers on one hand decide from. This is where the presentation of the property and the sincerity of the staff came in to play. This is where River Point won hands down. Merci, whose title is Financial Manager, has been 98% of the face River Point. Her title does not tell the story. She often times meets people at some of the most traumatic times in their lives. This was certainly the case for me. My moving experience had potential for a series of horrible events, just because of the personal circumstances involved. Merci facilitated the process for me in a way that was professional, yes, but sensitive to all the sundry special requests and provided a high level of flexibility in a potentially volatile situation for me. My moving date needed to be fluid, she was able to meet that need. She made commitments about what would be available to me with nothing more than the cost of doing the application process as a guarantee from me. With that, she assured me the place I had picked out would be available to me for the price we talked about for a span of about 3 weeks. No other property allowed that flexibility without taking tenancy immediately. They guaranteed nothing available when I needed it. I understood, they are in business. But Merci, representing River Point, offered that flexibility without my even requesting it. With the "used car salesman" approach of most other properties, this was just a breath of fresh air. Which was a great relief in the stressful activity of finding a place to live during a moment of personal crisis. Since moving in the 4th of July, my experience with the staff has continued to be an example of world-class customer service! Lisa, the Property Manager, has always made time to talk to me any time I walk in, and is responsive to issues I have had. Richard, the maintenance guru, is always to be seen around the property multi-tasking, and always a friendly acknowledgement. Merci has continued to be the primary contact, and as mentioned, the face of River Point. Recently she completed her degree and Wasatch has seen the wisdom in investing in keeping her in the company, with more responsibility, at another property. While she leaves large shoes to fill, I have seen the greatness that has been in play from Wasatch staff, so I have good reason for high expectations from someone they would bring in to replace Merci. While this is an apartment complex, with the mix of people you would expect, I am impressed with the level of respect for each other shown and the general friendliness. As for noise, I am, by design, not close to the pool, so I don't have any issues at all. Other than that it's an apartment complex, with a lot of people sharing the same space, and we seem to do it pretty well. I appreciate the well maintained and very well lighted property, even in the outer extremes. I am handicapped by Vertigo, use a cane, and don't do well in the dark. So these things are huge for me. I just have to give River Point and all it's staff nothing but a bunch of kudos!
