We are sorry to hear that you experienced your residency in this way Drupad. I assure you that any costs assessed upon move out are documented with photographs as well as vendor costs when necessary. If you would like I would be happy to meet with you on the matter of your specific costs. As a result of the challenges your neighbors experienced in early 2017 we did seek council from local law enforcement, our courtesy patrol and the neighborhood association. We did also at that time install additional locks on the apartments as a further measure of prevention. As onsite management we seek to reduce the potential of our residents becoming victims, but will never be able to completely eliminate the possibility. We wish you the very best in your future endeavors.

Thank you for taking the time to review our community. I am glad that you mostly enjoyed the neighborhood, grounds and maintenance of the community. Those are some of the very aspects that make an apartment a home. I am sorry to hear of the obvious misunderstanding in regards to a renewal lease agreement. In my experience it is very difficult and uncommon to quote with certainty about the following year, its rates and or availability of terms. Thank you for your review of Zona Rio. I am glad to hear that you enjoyed the interior of your apartment, the maintenance service, the groundskeeping and your neighbors. I am regretful that we were not able to agree on the significant amendment that you requested to your already executed contract. We do our very best to communicate to our collegiate residents that we are here to support them in their higher education career by providing a quality affordable housing option, but in some cases we are not able to keep with an entire list of desires in an apartment (floor level, floor plan and availability date) and have to forgo one in order to meet the rest. One of the factors that plays such a huge roll in being able to fill desires of incoming residents is the strict management of lease expiration's and move outs as they are expected in order to fill the demand and already committed wait lists. Receiving an aggressively negative review is massively disappointing to our entire team. We definitely feel like we dropped the ball in insuring that you got the typical Zona Rio experience. We are sorry you experienced any inconvenience while living at Zona Rio. We really do take a lot of pride in making sure our residents have an easier life by living with us. A large way we help them do that is by quickly and efficiently taking care of any issues they may have with their homes, no matter how small. As a result we definitely remember the situation you are referencing, as we take them all very seriously. Unfortunately it appears we may not have done a good enough job of communicating to you that it in fact was not a sewer leak but a water line break. Our records indicate that we repaired the issue in your apartment the same day that it was reported to us. Really the bottom line here is that we care about you and we very much care about your perception of your experience with us. From your review, it's clear we didn't do what we needed to do in this situation, as your positive opinion is our ultimate goal. I apologize. I'd like to see what I can do to make this better. Thank you for your response about the beeâ??s at the spa, we too were concerned. Pest control came out on 02/14/14 and found that they were scouts and had not landed or nested in the spa, they were gathering drinking water from the spa. So they were unable to determine a nest. But as you mentioned the bees came back and persisted so we re-called pest control when the issue did not resolve as they said it would, on 02/21/14. This time we insisted the spray the spa area on 02/24/14. As of today they are gone but our pest control will return on 02/28/14 to inspect. We appreciate your help and concern, we value our residents and appreciate your feed back to help make us better!! Zona Rio Management
