I lived here for a total of 3 years; it was pleasant in the first year and a half but I started to notice the deterioration of both the property care and the quality of tenants occupying this community. Similar to previous reviews of this place, I started to notice trash in the hallways that were left unpicked for weeks, litter/garbage in parking spaces (says a lot about the people Avalon rents to) and the strong scent of marijuana wafting through the hallways and elevators. Did I mention that if you decide to take the stairwell that it always smelled like a urinal or New York subway station? And where the hell is the security guard(s) on duty each night because if I have witnessed homeless people going through the trash and dog walk area at night (not to mention that they've also broken into my boyfriend's car), Avalon should perhaps demand a refund to whomever they outsource their "security watch" to. Based on my visual survey, the type of people now living here are of the low-rent variety (perhaps running a Marijuana dispensary out of their apt.) instead of the young, working professional. The worst part of all, the service you receive by the Leasing Office personnel is inconsistent and they frankly do not care about your concerns. One individual recently told me that I'll be getting a call-back regarding the security footage based on my report of a car break-in after they've review it; I never got the call-back even after I called to remind her. The issue that "broke the camel's back" for me and served as the catalyst for me to finally "pull the trigger" on a home purchase was the constant noise complaint I had to make regarding the jerks who lived above me - I swear that he/she is either related to King Kong or they've got bricks tied to their ankles when they stomp around the apartment all day and night long. I've never had an issue in the 3 years I've lived there with any tenant above me except for these animals. I haven't had a decent night's sleep in the past 7 months! I would average calling the security hotline 3 times a week since they've moved in because of their constant running/stomping, loud music blaring and door slamming in the middle of the night. Of course complaining to the Leasing Office did not help my cause because even if there is a noise policy in your rental agreement after 10 PM each night, they don't really enforce it. In order for them to go to court to try to evict these people, there would need to be complaints made by other tenants living adjacent to them. I know for a fact that noise doesn't really travel sideways from living there but the ceiling/floor is paper thin. I feel sorry for the next people inhabiting my old apartment. The day I moved out (this past Sunday actually) was such a relief and felt like a giant weight had been lifted off my shoulders - no remorse and definitely no bittersweet memories left behind. My advice, if you're willing to spend this kind of money on an apartment, you're better off going to any one of the numerous apartment complexes situated on the same street. Or, save yourself some money and hitch up your tent underneath the 57 fwy overpass because it'll feel about the same I bet.
