When I was inquiring about this place the landlord told me that water, gas, and trash was included in the rent. The day before I moved in I found out that trash IS NOT included and that the landlord made a mistake. She's worked there for over a year and she "forgot". I should've known right then that I would have problems here. Trash is at least $30 a month alone! The complex is fairly quiet with the exception of kids running around screaming in the afternoon or riding their bikes or skateboards even though in the lease it states that they are not suppose to and if you have the unfortunate luck of living by the pool you hear screaming and diving all day during the summer. Although they have pool rules and the rules are clearly stated in your lease, the landlord does not follow them. You can close your windows to block out the noise but then you will have to run your A/C because the apartment does not get any circulation and can get real hot and stuffy. There's a wall A/C, no central air or heat, and there's a very old wall heater that I have to constantly re-light the pilot and the wall heater does not get my bedroom warm because it's placed in my dining/kitchen area so you must have extra blankets in the winter. When I moved in the kitchen counter was peeling and the owner of the property told me that they were going to get a guy to come out and re-glaze it. I've been there for over 7 months and no one has come out to fix it and it's only getting worse. The apartment comes with a gas stove and when I first tried to use it the dial for the oven was incorrect. It took the previous landlord 3-4 separate times to change it out. Speaking of the oven, when he did finally bring the correct dial he moved the stove away from the wall and I noticed so much dirt and filth behind and under the stove. There was even an old roach motel amongst all the dirt. I also found a letter behind the stove that belonged to the previous tenant which happened to be a check! Clearly the landlord did no thorough cleaning of the kitchen before I moved in. With that said, there is a huge roach problem at this complex. I have had them come and spray and gel my apartment twice and to this day I am still getting roaches! I myself have sprayed and laid out roach motels. I do not leave food or drinks out, I have no pets or children, I sweep daily and mop weekly. There should be no reason for me to have roaches yet I kill one on a daily basis. My routine every morning (I kid you not), I wake up, wash up, go to the kitchen to make my coffee, kill a roach, and get ready for work. It's disgusting! I have voiced my complaints to the landlord and to the property manager numerous times and all they do is offer to spray my place again. When you request for your place to be sprayed you need to clear EVERYTHING out of all your cupboards and drawers. If you live alone you have to do all this work by yourself. After a long day of work no one looks forward to clearing out their entire kitchen and bathroom. The last time I requested to get sprayed the landlord didn't even have the courtesy to let me know when the pest control guy was coming out. She taped a letter to my door telling me that he was coming the next day and if I don't have my place cleared out then I would have to pay a fine of $85! No 48 hour notice, not even a 24 hour notice! That's how the landlord communicates here, by taping a letter to your door. She does not lift up the phone to make any courtesy calls and when you call she lets it go to voicemail. The property manager switched landlords without giving anyone a notice. I found out about the new landlord when I had called to complain about someone parking in my parking spot. I seriously doubt this young girl has any experience being a landlord. If the property reflects our landlord then you can see she is careless and lazy. She lives on the premises yet I've only seen her a handful of times. The few times that I have knocked on her door she was never there and when I had locked myself out of my apartment she again was not there to help me out. I seriously don't know why she's there. The parking lot is even worse. Dirty with trash laying around, with huge pot holes and when I walk to my car I have to make sure I don't step in any dog poop. The landlord has taped a letter to our doors asking the tenants to clean up after their pets, but that's the only effort she puts in. There is no guest parking! My guest have to park across the street and jay walk over. This is a big, busy street so at times I will go and pick up my guest from their car especially if they had to park far since there is not a lot of parking. If you park on the other side of the island then you are parked in the city of Covina and they pass out tickets to anyone that's parked overnight. None of this information was given to me when I was signing my lease. I had to learn the hard way. Also the street traffic gets really loud if you sleep with your window open. I picked this place because it was gated but clearly anyone can come in because at times some of the tenants will leave the front gate open with a brick or a bottle that way anyone can get in. The outside appearance is bad. The walls and doors are dirty and dingy. Paint is peeling and the building looks like it hasn't been painted in years. I'm almost too embarrassed to have guest over. Before I moved in the property manager made it sound like the place was in the process of getting a "new look" yet absolutely NOTHING has been done to this place except getting worse. I have never used the laundry facility so I can't really comment on that and the reason is because at first glance it looks dirty and smelly. I do not want my clothes anywhere near that washer and dryer. The dumpster to throw your trash in is all the way in the back and at times I have seen TV's and mattresses thrown on the floor for the trash guy to come pick up. Extremely low class here at these apartments yet the landlord doesn't seem to mind. Needless to say I am looking forward to my lease being up in February. Now I know what I will and will not put up with at my next apartment. If you're looking for a cheap place and you are fine with everything I just stated then West Gate Villa is the place for you.
