I just moved in to this complex in mid-September 2010. I rent a 450 sq ft studio for $535. Management pays hot water, sewer and garbage and with discounts my SMUD bill runs $10 to $17 per month. So far, maintenance requests have been attended to within 2 days max. Some of my neighbors can get a bit loud and one night there were 3 people whom I had never seen before camped out (suitcases and all) in front of an adjacent upstairs apartment. They woke me up at 3AM fighting over God only knows what. I called Security and an officer was there within 5 minutes. Turned out that none of the people camped out in front of the adjacent apartment even lived here so they were 86'd from the property and the tenant was obviously seriously warned. He hasn't said a word to me or even looked at me since then. That's his problem. Since then, there have been NO problems whatsoever. It is obvious from the reviews that this place was once a real ------. But current management has clearly done a good job of cleaning the place up and keeping it clean. When I moved in they told me to report ANY trace of black mold immediately so they could remove it. What little mold grew in my bathtub grout was easily removed with X14. The grounds are really lush, green and very nice. One night the guy in the studio below me had his music up so loud with the bass pumped that I couldn't even hear my television. So, I went down and asked him to turn it down and he did. If he had told me to f--k off I would have called Security. Apparently this unit was vacant for 3 months before I moved in so he got used to cranking up the volume. The whole place was spotless and carpeting was obviously no more than 6 months old. I mistook the linoleum for hardwood flooring; it looked that nice. My place is nice; small but nice. My only real complaints are the very low water pressure, people who smoke on upstairs landings because the second-hand smoke blows right to the deadend hallway where my door is located and the second-hand smoke seeped in between the gaps in the door and weatherstripping. I complained to management and they came the next day and sealed the gaps; no more second-hand smoke and no more people smoking on the landings. The hot water temperature is very inconsistent depending upon time of day and there are people who park in the clearly marked blue handicapped only parking spots without handicapped plates or placards. Being disabled this is a real inconvenience. I asked management what to do since this is private property and they said to call Security. So, one day I did and a tow truck was there within 20 minutes and towed away the illegally parked vehicle. Whoever owned that vehicle had to pay towing costs, a mandatory $280 fine and any outstanding parking tickets before getting their vehicle back. This wasn't my first choice of apartments but I needed to move quickly and for the price, it's an excellent deal. I signed a 1 year lease and got 1/2 month's rent free. Obviously, they've really cleaned this place up. For someone on a budget or fixed income I would recommend this place.
