The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Thank you for your feedback. We apologize for that your move in process did not go smoothly. The leasing staff is still in training and learning the ropes of the positions just like any new employee could have a few speed bumps along the way. We hope to better serve you throughout your tenancy for the year and change your opinion!
Hi Will, I do understand you are upset about the NSF and late fees that we are unable to refund as well as the tow fee for not having your parking permit properly displayed. We cannot simply refund some people and not others as that would violate Fair Housing laws. Unfortunately to do so, would be improper management. We do value you as a resident and here to hear your concerns, but also need to enforce the rules and guidelines of the community. You can always stop by our office six days a week to talk to us about any problems you may have.

Our emergency number is 1-866-441-4045 for after hours since someone if always on call. Our policy is that maintenance will get to any of your maintenance concerns within 24 hours of when submitted.

Thank you for your review. All reported workorders are completed within 3 day unless a part or appliance needs to be ordered. Our maintenance staff is dedicated to completing workorders promptly. Our security staff is onsite and can be reached by phone to address any noise concerns. I'm sorry to hear you did not enjoy your experience at Timber Creek.

Thank you for your review. I'm sorry your back bedrooms are warm. Some ways to help keep your apartment cool is to use energy efficient black out curtains, using your ceiling fans, and adding an extra fan in the hall to help push the cool air to the back bedrooms. Anytime you are having an issue with excessive noise, please contact our patrol company. They will address your concerns while your neighbors are being loud and will alert our office so we can follow up with the reported noise.

Thank you for your review. I'm sorry to hear your car was towed due to forgetting to display your parking permit. The email you received was not just sent to you and I apologize you were offended by it. It was a bulk email sent to all residents and was meant to bring extra awareness of the parking guidelines. It has never been our intent to tow vehicles belonging to our residents. However, the parking permit policy ensures that the parking is available to our residents and not being utilized by non-residents. It would not be possible for us to do this without the parking permits being displayed. We are happy to have you as a new resident and hope you will take advantage of all that we have to offer.
