I would never recommend renting an apartment at Village Oaks to a friend. The apartments themselves are okay, though pretty small once you put an average amount of furniture in. Grounds are not kept up consistently, cigarette butts and trash litter the pool area and the trash receptacle areas are always disgusting. Worst of all, the group of ladies "running" the show there are the most incompetent and unresponsive "management company" I've ever had the unfortunate experience to deal with. They overcharged for water, sewer and gas nearly every month, and then charge late fees if you don't pay the overcharge on time. Also, they consistently provide misinformation from everything as simple as due dates for bills, to lease requirements. Security gates are also broken nearly half the time which besides being a safety issue also allows anyone to walk in and use the "private" pools. Lastly, Village Oaks takes zero responsibility for damages (in the parking lot a lamp-post fell on my wives car and caused over $800 in damages) but at the same time expects you to pay a jacked up rate for re-painting, thus cutting your returnable deposit in half. Thus far we have filed two incident reports and contacted the office at least 6 times. We even asked a lawyer friend of ours to contact them on our behalf but have received exactly zero contacts from them. Imagine if you or I had hit the lamp-post, how quickly do you imagine we would get a bill in the mail?
