      Frustrating Living Experience

Westlake Apartment complex says they prioritize resident's satisfaction, however this is not the case! Unfortunately, the apartment complex is dirty, filthy actually, it smells horrible inside, and outside. The laundry machines are no good, they charge my card even if the machine turns out to not work at all. I have had to literally take my laundry clothes to the nearest laundry mat to do my laundry because the ones in the apartment complex do not work sometimes. Parking is very stressful, it is very difficult to find parking after 5 pm. Westlake Village staff do not do anything about packages that are stolen. It would be courteous if they added cameras in the mail room, unfortunately due to high rate of packages that are stolen (shame on residents who steal!)(Also, some residents steal clothes from the laundry room). I've complained about this directly to the leasing office, and they do not want to support in anyway (they will not hold your package for you in the office, and they will not install cameras). Rent is expensive, the least they could do is be truthful about prioritizing customer satisfaction. I cannot wait for my lease to end, so that I… See More>

        Slum

Awful apartment. Awful management. Liars. Trash everywhere. Broken laundry facilities. Homeless people sleeping in the laundry facilities. Homeless people sleeping in the alleys between buildings or nodding out on stairs. Security does nothing. No one ever answers a phone at this apartment complex. It’s disgusting. Shopping carts getting stolen by ratchet tenants to bring their groceries home then left all over the property. The staff at the leasing office are liars. Sending predatory letters threatening you to renew your lease 4 months before your lease is up. This place is a slum and the prices are not worth the rat and cockroach infested apartment you will get. Avoid with extreme prejudice. It’s not safe to live here. A lady got shot in front of her children in one of the apartments. It’s not safe for anyone.

          Not honest or transparent

We recently moved out of our townhome to a one bedroom after living here for over 2 years. During the "transfer" they said we had to pay for a new deposit for the new apartment but that we would be mailed our deposit for the townhouse. They did not explain the importance of turning in your old keys to ensure rent and parking does not continue to be charged after Mariel told us we would have a grace period. We left the townhouse clean but they still charged us $350 for cleaning and $198 for painting. So forget about your deposit, you may as well just leave it if you're going to be charged anyway? We signed our new lease but they FAILED to inform us during the transfer process that we would now be charged for sewer, trash and water! I am so disappointed. So if anyone needs a sign - let this be it. DO NOT RENT HERE otherwise you will be fooled. Its sad because this place is conveniently located around great amenities. We just need honest and transparent people to rent from. Is that too much to ask??

            THE WORST APARTMENT EVER!!

We lived there for almost a year, and the place is very stinky. They barely clean the hallways. There’s trash everywhere. And when we need something to get fixed in our apartment we would call the maintenance, and they said they will fix it. Guess what it takes them 5 freaking months! And the elevator in our building wasn’t fixed for almost 6 months. We had to find a different apartment before we reach 1 year. Because they will increase our rent if we decide to renew our contract. We only had 14 days left and we decided to not renew. And the management said we will still have to pay for our monthly rent. Which we did, so they said okay you only have to pay the pro rate which is 1,100. And mind you they still have our deposit which was $1,175. And we said just get it from our deposit which they said they will! So we thought everything was settled. We cleaned our apartment we even hired someone to clean it. After few months we received a voicemail from the management that we owe them $2k something. Which made no sense because when we moved out… See More>

              Ridiculous! More fee’s on top

Shopping carts everywhere. Dog poop is a problem. And guess what!!! They are adding more fee’s to rent for this month of October 2023. I had already signed a lease renewal a few months ago. And I was surprised that this happened out of the blue. Of course I called the rental Office to ask about these new charges, they told me that tenants were informed about the fee’s being added on the lease but when I signed the lease renewal it did not say anything about these extra fee’s…. People working in the office told me there was another lease document sent to us in our online portal…. I had already signed a physical lease agreement so I didn’t think I needed to sign another one? I have never been late paying rent and I’m not even on a month-to-month basis lease… Currently renting a 1 bedroom for $2,345, 1 parking spot for $115 and now they are adding all these extra fee’s! I’m going to attach a picture below. Ridiculous!!!! Can these apartment complexes just charge more fee’s after the fact you have signed a lease agreement that didn’t include these fee’s?!?

Cockroaches in the building 125 Coronado Ave

Before signing the contract the agent told us that the unit was clean and pest control was done. We just moved here 2 mos ago. In our 1st week we started seeing roaches! Other tenants also complain and said it was still the issue way back Oct 2022. Now they did a pest control which is very hassle for us considering we just moved in! Then they send us another notice cause they can’t control it still. Now we raise this concern to the management and offer us to move to other unit which the other tenant who lives there that we know told us not to because it’s infested with mice! This issue is affecting our physical and mental health big time!! There are more issues like our 3 packages had been stolen and we reported it to the management and they just told us they can’t do anything about it.

I have been scammed by this company

Calling for all victims to sue this company by class action lawsuit! Please contact me if you're cheated by this company! I had hired a house cleaning lady to clean my apartment before I moved out, and the took photos for all the carpet, refrigerator, cabinets and bathrooms to show the cleanliness of the apartment. Before the 21 days they supposed to return my secruity deposit, they sent me a letter to request I paid for the cleaning the carpet and the window blinds and all other outrageous charges. Then I showed that my photos I took, but they still refused to return my secruity deposit. I am planning to hire a lawyer to sue this company. Please contact me if you're being the victim with this company. No, don't go there if you don't want to be cheated.

Where to start? We were lied to by Wendy, our leasing agent, when moving in. I asked if we could re-sign for the same rate if we were to re-sign after our first year. She said yes, as long as we re-sign for a year (which we did) and that turned out to be a lie (they did not honor our rate). GET EVERYTHING IN WRITING FROM THESE PEOPLE. The grounds themselves are in unacceptable condition, 24/7. Trash everywhere, doors always broken, etc. The washing/drying machines are a joke. In a room with 6 washers and 6 dryers, only 2 ever worked at once, 3 if you're lucky. In my 2 years of living here, I've never seen all machines working at once. When I called to report this to the office, they told me to contact the washing/drying machine company to resolve it myself. The maintenance staff are completely incompetent. When we reported a flickering light in our unit to them, we received the answer "oh it's supposed to be like that". 2 years with the same flickering light, I even replaced the bulbs myself at one point but it turns out the bulbs weren't causing the flickering. I don't recommend anyone move here. Westlake never replied to Customer Success phone calls/emails on tenant requests. Westlake made tenants pay full rent for apartments that had fenced off balconies on Aug, 2018 even when construction never started until April, 2019. They also raised rent on tenants every single lease renewal. On departure, Westlake keeps security deposit over 21 days post exit. On exit, Westlake demands tenants pay extra for damage they never committed plus labor of re-painting the apartment they're selling to tenants all after the leaving tenant has fully cleaned all of the apartment.

                              1. Noise and leaking problems are common. You must keep calling the patrol, sometimes the operator will try to avoid helping you, need to be harsh! Unless they get the contractor, the leaking will not be solved. Their mechanic men are helpless. But the office will try to avoid getting the contractor in order to save money, need to be harsh! 2. Lost $500 or more when move out. They will charge you for carpet and paint replacement even without damage. They have a nine year circle for carpet replacement. However, they will always use tenants' deposit for replacement fee unless your carpet was just used for less than 3 years. Anyway, don't fully trust their billing statement, they will fix it to take at least $500 of your deposit. Also, don't really clean your room before move out. I saw many people clean their room while they all be charged a lot for cleaning. 3. Rent increases 10% per year. Policy not friendly for long-time liver. However, lots of bay area apartments have management problems and are all money-thirsty, this one may be just one of them.

DO NOT RENT HERE. My boyfriend lives in these apartments and they are horrendous. Paper thin walls, noise all the time, extremely inconsiderate neighbors who let their obnoxious, loud kids run up and down stairwells, in front of the apartments shaking the almost-cardboard walls all damn day and into the night. They let their children SCREAM at the top of their lungs until well past 11pm (we filed a noise complaint with the police after several nights of this). Rent is a rip off. Zero parking. Maintenance is poor, and the units are tiny. There is absolutely NO parking to be found for guests as most tenants won't pay the additional fee for a stall, so they just take up the front parking for days at a time. At night, there are some unscrupulous people about, coming and going at all times, causing a ruckus outside, and often semis will drive by on the little road at the early AM. The ONLY positive about this apartment is it is literally a 4 minute walk to the Westlake Shopping Center.
