Resident 2011 - 2014

6/18/2015

I lived here for 3 years and it was a wonderful experience. The rooms are really spacious and we had six of us living in a 3 bedroom comfortably. It definitely is a college apartment complex with primarily only college students renting rooms there. This did lead to occasional loud noise from other tenants but that seems kind of inevitable to me in any college apartment complex. We got along great with the previous manager and she got to know us. We never really got to know the current manager. They quickly responded to our maintenance requests and we always had someone within 24 hours of the request. The deposit is a lot to put down but we got most of it back after we moved out (I think 1800 of the 2000). We did spend two days straight cleaning and we machine washed all of the carpets.

do NOT live here if you want to be robbed of your security deposit. the management here are a real unfriendly bunch. the only time you get to see smiling, concerned faces is in the beginning when they're leasing apartments to new tenants. but once you run into a problem, it's like pulling teeth in order to get fair treatment. really, in order to save precious time and money, avoid this place like the plague.

      Resident 2012 - 2013

At first I really enjoyed living here. The staff was friendly & nice at first, but now since we've been living here since Sept. 0f 2012, they are EXTREMELY RUDE! It's like they were putting on a friendly ACT. Do not live here! It is not worth the money. I don't want to give away specifics since I am still living here, but they are not courteous, they do not listen and they do not care! Too bad we signed for another year. Ugh. Plus, the pool is small (there are way better in Davis for your $$), the gym is tiny (again, there are way better in Davis for your $$) and the laundry place is filthy (again, a waste of $$ & you can find better). If you are going to live here, try going a day when they actually clean the dirty things.. but again, I would not recommend you living here. The people living here are rude as well. TOO loud, especially at 2-4AM (even during weekdays). They do not care if you have to get up in the morning for work or school. The residents bang constantly on the floors and/or walls and they are… See More>

Glad to be moving out of here

I lived here for close to two year in a 1 bedroom apartment. The bedrooms are quite spacious, however the living room area can be a bit small after you put in a couch and a TV. The kitchen uses an electric stove top and comes with a microwave above it. PG&E was extremely cheap for me. During the summer and spring quarter, my monthly bill was about $11-12. During the winter when I turned on the heater, the bill shot up to $30-$40 depending on usage. The shower faucet is EXTREMELY weak. I'm talking about a drizzle here even at max volume setting. I had the staff come look at it, but they were unable to fix it and they kept saying that's how it is. There is a parking permit policy. However, I have had to park on the street or even at Safeway after 10 pm on several occasions. They do not enforce the parking permit. Parking is extremely limited by the side of Pepperwood apartments. In the course of two years here, I've had homeless people camp on my patio overnight. I've had things stolen from my patio from 2am-6am by my neighbors. I've also had my… See More>

          Legal ROBBERY

Make sure you document and take pictures of everything!! Faucets, carpets, walls, showers, stove, oven, fridge, etc. Fountain Circle has nice apartments, big and spacious, nice appliances, their pool area is tiny. Their management is terrible though! The women in the office are all business and not very friendly. The place seems nice and great when you live there, but when you move out you really regret it! They take advantage of unsuspecting students by charging them for everything they can get away with. My roommates and I spent two days straight cleaning, and they said everything was dirty afterward. The checkout process was rigged and they wouldn't allow us back in the apartment to show us what they were talking about. They took half of our $2000 deposit for reasons that were not justified. But because we didn't have pictures to prove anything, we could not argue with them. It is a way to legally rob you of your money and take advantage of you. DON'T LIVE HERE unless you are wealthy and don't mind your money going into their pockets. I've heard from many others who were charged immensely for cleaning and painting that when they went to… See More>

Great and safe place to live

I lived here for 3 years and loved it. The only problem was a loud computer above our unit, but that person moved out soon thereafter. The management is nice and accommodating and the maintenance crew is wonderful. They work very hard and keep the place spotless. I felt so safe living here that I would leave my door open when taking a walk in the mornings. We did get our trash bin stolen from our patio though, but that was our fault for leaving it outside. I live in Sacramento now and compared to Sac, this place is heaven. It's also close by the freeway entrance, gas station, and right across from Safeway. The prices are high compared to Sac but that's the only disadvantage. I would recommend this to anyone looking for a place in Davis. I wish I could come back!

                DON'T DO IT!!!

Fountain circle may have a few redeeming qualities about it, but those pale in comparison to the MAJOR DOWNSIDES of the apartment complex. In my 4 years of living in davis i have never accounted or heard of a place with a higher security deposit. It's seriously like $700 PER PERSON....as if thats not enough....the likelihood of you getting even a QUARTER of it back are slim. I left my apartment in EXCELLENT condition....it was cleaner than when i moved in and we even had the carpets steam cleaned etc. prior to moving out. I got about 150 back upon leaving. On top of that management is HORRRIBLE. The units are infested with bugs and even RATS...but yeah...basically fountain circle TANKS. BEWARE!!!!!!!!!!!

overall i have lived at FC for 2 years now and its a great place! the managers are caring and really changing things like fixing the workout equiptment! parking is still a little difficult after 10ish but the complex is in a great location right next to 2 buslines and safeway!!

                    The truth about the F.C.

When i first moved into fountain circle i thought i was getting a great deal. The rooms are very large compared to what the rest of davis has to offer, there is ample parking before 10 p.m., and the management seemed nice. Toward the end of my tenancy and upon hiring new management i changed my feelings regarding the apartment.

First and foremost, Fountain circle has one of the highest security deposists around. Generally one would think that if you keep the unit clean and in the same condition as it was when you first moved in you will be refunded your security deposit. Unfortunately, Fountain cirlce believes otherwise. It doesn't matter if your apartment is completely spotless and pristine (which was the case in my apt) they will still find ways to deduct inexplicable amounts of money for "cleaning" or "painting" etc. My roomates and i literally got less than 1/2 of our security deposit back (which by the way was an appalling $3,100.)

Secondly, ---- one of the new managers has to be the most unprofessional people i have ever met. She is very condescending and could care less about the tenants. The other girl that works… See More>

                      In a pinch

Ya know what I have lived here for a year, and it is about as interesting as living in a dorm. I have lived other places, and apartment living sucks anywhere you go, you get alot of room for your money. I moved in with out even a credit check, or having to make three times the damn rent. I has been a place to live, and what else can you ask for. If you want a 5 star apartment, you will have to pay out your butt to have one, so good luck making the grade at high class apratments. These ones get the job done, they just might not be a pretty as you want them to be.

Don't live here, they will steal your money.

Stay away from this place. The first red flag is the gigantic security deposit. After we moved out we got about a third of it back even though the place was spotless when we moved out. During the walk out they said that one room needed to be repainted, but when I got the security deposit back they charged us for repainting the WHOLE apartment. They charged us with $800 for the labor, and $400 for the paint!!! They also claimed that they replaced things and they charged us for it. So we decided to go back and check. Luckily the new girls that lived there were really nice and let us in. Sure enough, they did NOT repaint the whole apartment (not even close) and didn't replace the 3 screens and the "broken" towel bar. So we made some phone calls and threatened a law suit and we got another $500 back. Fountain Circle is downright fraudulent.

While I lived there, the maintenance was slow, parking wasn't great, the walls were paper thin (be prepared to get to know your neighbors a little too well). The management was like a revolving door with a new manager every week. Most… See More>

In the three years I have spent at Fountain Circle, I would need both my hands to count the number of managers that have worked here. There have been good ones and bad ones, but it is frustrating nontheless to try and keep track of it.

It can be difficult to find a parking spot, especially when you return at night (night can sometimes even mean 8 PM). Fortunately, the complex is within walking distance of a fairly well-equipped shopping center and the bus line, and biking is always an option. I managed to live here very well without a car for a year.

I believe Fountain Circle is known a bit as a party complex. Though there are quiet hours, they are rarely enforced. Depending on your neighbors, this may or may not be a huge problem. Personally, I had quite noisy neighbors on both sides for a year, which made it difficult to sleep, especially in the summer when I left my window open to cool down.

I've been told by other residents that the insulation is terrible. this place will absolutely steal your cleaning and security deposit. i am not even exaggerating, they will really steal it when you move out. if you lived there less than two years, they will make up charges and reasons to take the whole cleaning and security deposit and will even try to take money out of your last month's rent. i have fought with them for 4 months and all they said was "Talk to our main office headquarters". they told us to write a letter to the main HQ, we did, and never heard from them again. it is a scam because they pretend to receive the letter but will never respond and will wait until you are so pissed off that you cash in the check with whatever that was left after they stole about 70% to 80% of your money.

Management is also very poor. I lived there for about a year and a month. I really loved my apartment but it wasn't worth the price. One bedroom for $795 was tough but when they raised it to $835 I had to break my lease. It was crazy expensive and the staff was always changing which seemed strange. I did love the partment though. I would have stayed there for a few more years if it wasn't so expensive.

I'm in my first year living at fountain circle. I have mixed feelings about this place, so lets begin with the pros:

- Management and maintenence is pretty good. All the previous reviews complained about management, but this year (2004-2005) we got a new manager. She is very nice and stays on top of things, she is also very friendly and sympathetic in most cases. She agrees that the previous manager sucked and shes trying to make it better. Not to mention shes kinda cute.

- The apartments are huge. two people can share a bedroom EASILY. at first I had my own room in a 2bed/2bath. there wasnt enough furniture i could bring in to make the place feel cozy. it was almost TOO big, so i got a roommate and theres still a lot of room. The living room is also very big.

- The walls block most sound from going through. Aside from my friends ocassional bass from the next room, i dont hear much from the people above or next to us.

Now onto the cons:

- First of all, when we signed the lease, the manager told us the security deposit was $600 total. Look elsewhere

I lived in Fountain Circle for two years and was not happy with my experience. The manager was not helpful or willing to listen (however, I have heard that she has since been fired and there is a new manager), the parking lot is always full and it is not lit well leading to security issues. It was very dirty when we moved in but yet they still kept half our deposit when we moved out. We had plumbing problems for the whole two years -- after three times of leaking bathwater into the kitchen (and unsuccessful attempts at repairing it by maintenance) we decided to only use the upstairs bathroom for showers.
The maintenance men would hit on my roommate constantly even though she made it clear she was not interested. The best thing about the apartment is that the bedrooms are very large. However the apartments are clearly made cheaply and look shabby. Fountain Circle is way overpriced for what you get in return.

I have lived in the complex for two years now, and while there has been a couple of different managers at the complex over the past years, it has gotten better under the current management. Everytime I have a maintenance request it is done within the week. The complex is conviently located near the Market Place and on the G line. The bus is probably one of the best features because there is a bus every 15 minutes that go to Silo and MU. As far as the coackroaches go, they're gross but having lived in Davis for 5 years I can tell you they are everywhere.

For $400 bucks a month its a great deal. If budget is a concern for you check this place out.

probably the worst I've ever lived in...

I lived here for 2 years (because I was tired of moving) and through these years I've experienced really cold winters, where you could sleep with a down comforter and another blanket and still be cold, and really hot summers, where I took the temperature at midnight and it read 97 degrees. It's just poorly insulated. We always had ant issues. When it was hot we hand ants. When it was rainy we had ants. We dealt with roaches, too. All of us are neatfreaks so in any other apartment I've never had to deal with it.
They take forever to finish your work order. I placed one in because our sink was leaking and it leaked for days and days. We always had a huge puddle in the kitchen for about 2 weeks. When they "fixed it" we got ants 2 days later and it leaked again after a week.
Oh and if you hate those leafblower guys, yeah, they do it at about 730am so you can't get much sleep if you party hard the day before. The insulation is really poor so it seems like they're blowing leaves in your room. It's harsh.
I'd say live at your own risk.

We were told that even though our carpets were ruined and smelled like moldew because of the waterheater blowing up, that it was not their problem and they were´nt going to clean the carpets for us. We had to mop up all the water from the incident. Please don´t live here your in for a huge suprise if you do!!!

Not to mention, all my roommates could hear our next door neighbor run up and down their stairs.
What really made me laugh was the thing they call a swimming pool. I am not kidding...it is a oversize bath tub, no joke! If three people could do a whirlpool in what "management" calls their swimming pool, there is definately something wrong!
One advice I can give you is... do not bother to clean. We spent about $125 in cleaning supplies and we cleaned for more than two days, but they still took 3/4 of our deposit. When we complained and asked for the list of items that they found wrong with the place, they refused to give it to us. When we told them we would take legal actions, they decided to return most of the deposit...a… See More>
