Bad Apartment!

The land lady is literally the -----. She is the Antichrist. Do not rent here or it will be your doom. I don't know how she can live with herself, treating people like that. Shame. I would rather burn out my eyes with hot spikes than come within 200 feet of this complex.

    I completely regret my decision to live here. CRYSTAL JAMES, the landlady for the complex, while seeming nice on the surface, is one of the most manipulative and rude people I have ever interacted with. If you come to her with any issue, you will only have your ear talked off with a ridiculous amount of excuses and *embellishments* of the truth. She will talk behind your back badly to other tenants if you try to make her do her job in a timely manner. There is chronic BLACK mold in the bathrooms that she also refused to deal with and loves to add petty little charges to you wherever she can. PLEASE do yourself a favor and find literally anywhere else to spend your time in money where you will be respected and not overcharged.

      Right across the street from a save mart and hardware store, and a 10 minute bike ride from campus straight down Anderson. The room itself was very nice and had a great kitchen. Super nice landlady, generally no complaints.

        My husband and I moved here because it was the cheapest apartment on the block. At first sight it looks a little worn down and old, and it is--it was built in the 70s, what do you expect? But we've had very little problems since we've been here. The landlady Stacy is very nice, professional and reasonable. The bedroom is bigger than most, so we were able to fit our big desks. Overall it's a very solid place to live, especially if it's your first place. Floors a are a little thin but most apartments are, so we could hear our neighbors talking most days. Nothing fancy or anything but the fancy places usually have the most to hide, and this place doesn't try to be something it's not.

          The apartment manger, Stacy, is rude and disrespectful. She would decline to fix anything unless you keep bothering her. She claimed she has no authority to stop a neighbor from playing loud music after midnight. She also wanted the apartment spotless when we check out on the move out date. Windows, windows rails, bath tub........ Horrible experience!!

            All the reviews I've read thus far on this complex is true. The pros about it are it's location (green belt, shopping plaza, and bus stops right outside), neighbors are quiet, manger Stacy is pretty nice and on top of things, and maintenance response to work orders relatively quickly. Cons: things keep breaking and maintenance use the cheapest fix so of course it breaks again soon after, limited parking, and the office hours are really short 9AM-1PM. There's no ventilation in the bathrooms so you'll have to deal with mold. We've had several complaints about the mold and they did come apply some anti-mold paint but that was only a quick fix and the mold came back soon after. The fan they have in the bathrooms only make sounds, they do not provide any ventilation whatsoever. And finally the pool does not get cleaned often enough.

              I have lived here for many years. The only good thing is the location--save mart and bus stops. Rent price continues to increase each year for all tenants.. Rent is kind of cheap first but increasing prices will soon reach others. Apartments are very old . Laundry is overpriced, pool is dirty. parking is Ok. Unlike others said, Stacy (manager) is a nice manger. The owner only paid her part time for the whole apartment management. I think she could not decided and do anything without the owner permit. So this is why we cannot get much from her. She is the only manager working such longer time at this apartment. She has been responsive to the complaints, quick to dispatch repair people when we needed.she are trying to make this place better. I think she is the best manger I saw at this apartment.

                Bad Place

                Ive lived here for a few years and i have to say i really hate this place. The only thing good about it is the location (savemart and bus stops). Rent price continues to increase each year even for former tenants, without seeing any improvements to this crappy place. Rent is kind of cheap but increasing prices will soon change that. Laundry is overpriced (keeps increasing too), pool sucks, no lounge. Office hours sucks and inflexible, Stacy (manager) isnt there for the full length of office hours. Shes lazy as hell but has been pretty nice to us. Apartments are old and crappy. When i moved in there were dead flies on the floor. Carpet is old and smells like feet sometimes. Not sure why just sometimes. Hot water problems pisses me off. Has been fixed twice and still sucks. Takes a long time for water to get hot, sometimes doesnt even get hot. Ceiling leaks during heavy rain even though they have done roofing recently. Insulation sucks. Kitchen layout sucks. No dishwasher. Parking is decent as long as you dont come back past midnight.                   The manager sucks

                  I have lived there for more than three years. It's old and dirty. The worst thing is the manager is keeping changing. Before I moved out, the manager really treated me very badly. She required me to do some unreasonable things. I refused, so we almost went to the court. But I was not scared since I read the California law very carefully and learnt my right. I fought for my right and finally won. Anyway, the mananger sucks, but I have never seen the landlord during the three years.

                    Old Managers At parque Plaza

                    Partially some is true, but I have represented Mr. Simmons and Staff before. We tried to Correct most of the items that tenants have complaint. Safety and Health was our first concern, Second it was Your Satisfaction of staying at Parque Plaza. We worked and repaired most the item that tenants have addressed to us. Even security during the night. Parque plaza was a nice place to stay, affordable and convenience to school. I am so sorry that many of you have had a bad experience but As a Parent and a past manager I can say that some of you are spoiled and do not know how to live by yourself. Thank God I did not have to clean after you everyday. But we have maintained your apartments to living condition.                       new management

                      It`s cheap?. NO! They rent is raised every year but the quality keeps going down. Asking the managers to fix something is futile because the management company is very cheap and manager turnover is very high. The new manager is a little noisy. You can do anything in the apartment. The Inside is old and smells. Kitchen and bathroom have ugly yellow tiles and old cabinets. The air conditioning upstairs does not work well. The walls are very thin; I can hear downstair conversations well while I would be upstairs in my room. the outside of the apts is ok but the pool hasn't been drained for a long time and it locked often. Some thing more------

                        eh..

                        Ive been living here for about 13 years and its not fabulous at all but its ok I guess. Inside is VERY outdated I mean verrrrrrrry. There are yellow counter tops in the kitchen and bathrooms and the tile flooring is not nice and the carpet is a nasty brown shade. There is also the popcorn ceilings which the old managers said had esbestos and got fired for saying so. We've had plenty of encounters with cocroaches and even one with rats which destroyed plenty of our belonings with their droppings. As far as crime.. Some neighbors have verrrrrrrrrrrrry loud and late parties and other neighbors have gotten their apartments broken into. The outside of the apts is ok but the fences are well overdue for replacement and the pool hasn't been drained for a year or two but looks clean and all the leaves fall around but they are never cleaned. The bushes and grass are trimmed once a week. Oh and the outside of the apts looks disgusting just like the olllld dark brown cabnintz and closet doors. I want to move.

                          A Roof over your head

                          I have lived at Parque Plaza for over a year and a half and I can say that I have been happy to live here. It is in a great location (across from Savemart, less than a mile from campus, and pretty close to the freeway). It is not luxurious by any means but I have not had any issues here. I live in an upstairs two bedroom unit. The carpet is in decent shape (probably replaced 2-3 years ago). The kitchen is huge. The kitchen floor could be replaced as there were a few scratches when we moved in but that's just a cosmetic issue. The living room has a sliding glass door for a window which is awesome because it lets so much natural light into the apartment. The living room is a decent size too; we have a loveseat, couch, arm chair, coffee table, book shelf, end table, and entertainment center in our living room and there is still plenty of comfortable space to move around (so much so that I can do pilates in our living room and not have to move anything!)                             I'd Rather be Homeless

                            I was only subleasing for a month LUCKiLY, and I could not WAIT to leave. Everything is old and smells. Kitchen and bathroom have ugly yellow tiles and old cabinets. Ugly brown carpet. The air conditioning upstairs does not work well unless you put it to 50degrees. There was very low lighting throughout the whole apartment except for ONE bedroom. The lighting is not well either, I had to bring a couple of my old lamps from home to get the rooms brightly lit. The walls are very thin, I could hear downstair conversations well while I would be upstairs in my room. Only go here for a last resort and if you're looking for a DIRT cheap place. The only good thing is it's location since it's near the J, G, and F line and near Guadalaraja's.

                              Simmons Properties runs slum

                              You get what you pay for and less. I feel sorry for the managers. They are in a really tight spot. Very little work is done and the work that is done is so bad that you wish they had not done the work at all. <br>Greed Slumlords=Parque Plaza Apartments.

                                new management

                                the last review was written under the old managers, whom i've heard were horrible! the new managers are very nice people, they make an effort to learn your name and face. this place does suck but you do get what you pay for. this apt was built in the 70s, the AC for the townhouse doesn't seem to work upstairs, ugly bright yellow countertops, thin walls, too many bushes and not enough lighting, especially in the back of the parking lot. managers usually take about a week to get maintenance requests done, but keep in mind that only one manager does maintenance, the other watches the office and takes care of stuff there. one last thing, the new managers and owners are trying to make this place better, just this past year they've repaved the parking lot, replaced the hot water system, and put in blinds and new carpeting in almost all apartments.

                                  Horrible but you get what you pay for

                                  Well, at least it´s cheap. The washer and dryers have been broken for months and/or need to be continuously repaired and the office had to install locks in the laundry room b/c of repeated vandalism. Pipes and electrical grids are exposed to the elements and there is little to no area lighting for safety. The apartment complex had two apartments broken into but no safety features were added to prevent it from happening again. Asking the managers to fix something is futile because the management company is very cheap and manager turnover is very high. But, I guess you get what you pay for. They rent is raised every year but the quality keeps going down. If it´s cheapness you are looking for, this it affordable at least.
