Lived here for a little over a year and would never rent at an apartment managed by FPI Management again. We had issues with lies in our lease, appliances, pests (cockroaches, ew), noise, door seals, exterior lighting, parking and safety... just to name a few. I wouldn't recommend leasing from here or any of FPI Management's properties. When we finally opted to leave they told us we need to pay out to the end of our lease even though they were unable to remedy the issues. Would never recommend to anyone Update: I reached out to Kyle as requested and after telling me the issue would be looked into and they would be in touch. NO ONE ever got back to us and now after the horrible experience at Seville they have sent us to Collections. Again I would never rent from any FPI managed property again. Also, the debt collections company IQ Data, they have chosen to use has violated the Fair Debt Collections Practices Act and call after we sent them a Certified Mail telling them to only communicate via mail.

      I have lived at Seville for more than two years. Here are the pros and cons in 2015: On the positive side, the apartments have spacious bedrooms, attached garages and a nice interior layout. There's also a stacked washer / dryer unit on the patio/ balcony of each unit. It's in a great, convenient neighborhood. Here's what I don't like about the place and why prospective renters may want to beware: Crime: there have been a couple of break-ins since I've been here, with both cars and apartments and I am very wary of crime here now. Serious, serious problem with mice. Mold problems: All of the units seem to have them. Just check out the cheap windows, bulging windowsills and the seam where tub and shower connect. Noise issues: in larger units, your master bedroom shares a wall with the neighbor's master bedroom. So right where you probably don't want to have to worry about hearing your neighbors or vice/versa is the only place in the apartment where you will hear your neighbors and they will hear you. Kitchen and main living area is very small and not very functional, e.g. no logical place to set up couch/TV. Very little cupboard… See More>

        Not a good place for families with kids. No speed limit is posted inside. Speeding cars are coming in. Outsiders come and are drink inside the common pool area and sauna. You will see used condoms left near the pool. Last month there were robbery inside the complex. Not a safe place because of very easy access to highway 80 which may be an escape route for the robbers. My family's bicycles were stolen four times in last one year.

            Use the law to get deposit back

            If you are a resident of Seville and are thinking of moving out, make sure you check online at http://www.caltenantlaw.com/Deposit.htm I found the information on this website very helpful. Count on the managment trying to take your money unlawfully. Don't take it laying down. Fight back and get the money that is yours.

              Best Complex in Davis

              I have lived at the Seville since August 2009. It has been a positive experience thus far. The management is very efficient and prompt in resolving problems. The manager Jana, has always acted professionally. This is by far the best in Davis.

                Very nice place to live

                I have lived here for 2.5 years while I went to UCD 2005-2008. The complex is always quite and is really safe. The walls must be insulated well because I have never heard my neighbors. I often play my music loud during the day and watch movies loud and my neighbors say they cannot hear me. Having a garage is plus. It is true that Jana is rarely in her office, but that's not a big deal. If you leave her a message she will always get back to you. I have never been bugged by management or my neighbors. Also, this place is located right next to the A bus line that takes about 7mins to get to UCD.

                  beware of the previous postings

                  It seems that the previous postings might have been listed by a undesirable resident looking to get revenge. The comments are slanderous and ridiculous, considering I live at the Seville since it was built and have been through 3 managers here. Currently we have the most efficient and courteous management. It only takes one bad apple to ruin a reputation! You might want to take a look for yourself.

                    Nicest thing in town

                    The lady in the office was helpful and efficient. The complex was clean and quiet. and the apartments look like the newest most modern thing we have seen so far. We are definitely going to lease at Seville fall 2008. Ithink these reviews are a bad rap.

                      We love the Management

                      In fact we just took her flowers, she came over in the middle of the night immediately to respond to our concerns, I was on here looking at apartments because we are moving due to the rent increase, but the above statements seem very unfair. Jana wa great to us and helped us sublease our unit when we could no longer afford it. She and the maintenance staff always responded to our requests. We had no rodents! only spiders.

                        Horrible Managment

                        ---- was an ineffective, unprofessional manager when I lived there from 2006-2007. I have never dealt with property management who were RARELY in the office during posted hours (the sign for "Back at ___" was changed to a later time every time I would check, or they just plain wouldn't be there). I never encountered any rodents as other reviews claim, and the apartments are decent, but BEWARE: they WILL rape you for your deposit. They try to nickel and dime you for things that do NOT fall under the tenant's responsibility. When I lived there some young college boys squirted gasoline down the alley way and LIT IT ON FIRE. This was in the middle of a dry Davis summer. The fire department and police came, but couldn't prove anything, and management did NOTHING ABOUT IT. If you have the $ to live here, it's better spent elsewhere!!

                          Rat Fest!!

                          This is the worst apartment complex ever. Theres rats running around all over the apartment complex. They keep saying they are going 2 resolve the problem, but they never do. Management is horrible. They never fix anything. My shower was clogged over a month. They lie and change everything around. They are never in the office. Even if you leave a voice mail, Jana (the worst manager) will never respond.

                            This complex is Davis's best kept secret! Quiet, clean and modern- unlike most complex's in Davis. They have garages that are attached so when you arrive home you can drive in and be out of the elements, directly in your own apartment! That is the best thing for us- Management has always been polite and responsive and maintenance prompt and helpful...

                              Be forewarned and RECONSIDER - Live here at your own risk.

                              I would take most of the positive reviews that were posted a year ago WITH A GRAIN OF SALT. The positive reviews did not highlight many of the negative aspects of living here. I lived here a few years back from 2004-2005, but I can only recall a vivid memory of unreliable, uncaring, and "if you want us to fix it, you will have to pay for it" management; mice infested grounds "which are out of the hands of the management, so deal with it"; and dilapidated housing in the interiors. If you want to get anything done, you might as well have it done yourself. I had countless work orders forgotten about, and when it was serious, I would keep on reminding the management over and over again. After multiple visits to the office and multiple phone calls, the management would finally get back to me, and inform me that whatever I needed fixed would COST ME MONEY. Secondly, the apartment managers charge you for everything on the security deposit, including carpet cleaning, wall painting, and cleaning.                                 Not too thrilled anymore

                                Lived there for about 2 yrs. We were originally quite comfortable--and chose to pay more for what seemed a nice, new, quiet place. But, we were basically conned into resigning our lease the day before new management took over. Quickly deteriorated--the look of the grounds, parking, partying--the works. On top of that, we were recently informed that our rent would raise by $150/ month next year! Good luck with that. People will talk...

                                  they are not listening

                                  This was my 4th apartment complex in SF Bay area Davis. Lived here for a year. <br>Pros: garage, convenient bus transportation to the campus, close to Harper middle school, big rooms. Cons: cheap materials, lousy management. Had problems with mice, but it can be explained as the fields are nearby. Overall, was not extremely dissatisfied but would rate it as a second from the bottom of the four apartments I used to live in. Definitely, pricey for the quality they offer. On rare occasions was satisfied with the maintenance. Some complaints at move-in (dirty windows, touch-up paint) were never taken care of. Ownership has changed but new management is not listening to tenants either. Had a request of extending the lease for 3 weeks. Talked to the manager and the owner - they didn't want to help (btw, I stopped by in the mid- September and my apartment was still empty). Still waiting for my deposit to be refunded. It seems they are not scared to have a bad reputation.

                                    Caveats you should seriously consider

                                    This place is getting better - improved furniture by the pool, for example. But walls are paper thin and we can hear the people next to us arguing and the people above use playing loud music. When the people above us use their sink incinerator it sounds like someone is drilling over our heads. Moreover, management can be super friendly at times and quite cold other times. So quality of service is unreliable. You can't expect a call back. If you ask her to call you back about something and she says she will, it only happens about 1/3 of the time. That needs serious improvement. Overall, still way too expensive and if you desire a quiet environment by non-college student standards you are likley to be very disappointed due to the shoddy construction of the walls.

                                      we got our deposit

                                      My room mates and I lived here for 1 year, we cleaned the apartment and got our deposit back. The apartments were clean and quiet. Parking is tight though and the pool is not heated. Other than that we loved it there and the Staff was always friendly.

                                        Look elsewhere

                                        The previous post on getting the deposit back is vague and ambiguous. Sure, you'll get your deposit back...just a slight portion of it. At Seville they charge you for everything...from carpet cleaning to painting all the walls (even though they claim they'll do just spot painting, they will paint the entire walls and charge you for it). In summary: THEY WILL CHARGE YOU FOR EVERYTHING. Please, look else where. <br><br>Management will always be management...mean, cold, and unfriendly. If you really want a good manager/landlord, consider living in a house. There you'll get prompter service than what's at Seville. And another thing, who cares about the cookies at the office? They're cold anyways when you get them...probably sitting there for ages.

                                            The apartments are much nicer and newer/cleaner and quieter than most we looked at in Davis. The office was closed, but the manager came from home and showed us the apartment on Sunday. We were impressed. I think they are a bit pricey, but looks like they are worth it...

                                                Total crap...

                                                Rude, unprofessional, disorganized manager. Office closes early all the time. Parking is a joke. This place is going to the dogs! Can't wait for the lease to be up so I can MOVE! DON'T MOVE HERE! The negative reviews are RIGHT!

                                                  unreal unprofessionalism

                                                  I heard about ten days ago that we now have a new manager. No one sent us a letter to inform us. No posters to let us know. How did I find out? I called the office and asked for "D" (I'm omitting the name of the former manager) and got a rude "no!" I said "oh, she's not in? when do you think I might reach her?" "No she's not here any more!" in a VERY rude manner. I mean, how the heck am I supposed to know?! No one told us. <br><br>Something in our apartment broke and I left a message the next day. I waited 2 days, no call back. So, I called again during business hours and got a machine so I left ANOTHER message, leaving our number again just to be sure. No one has called us back yet - eight days have gone by.<br><br>I thought the management was bad before, but it seems even worse now (and I didn't think that could be possible - what a huge business risk the new owners are taking by actually reducing resident satisfaction than than improving it).
