PROS Great neighbors! They are your fellow students, and that has provided for a safe environment for me versus other more affordable housing that I have lived in around west sacramento, etc. My neighbors have been quiet and courteous. I know all of their names and we all look out for each others bikes/cars/etc. The units are close to campus and downtown so you can park your car and bike it or walk it everywhere easily. I walk through the arboretum to and from work, and it reduces my stress levels a lot (when it isn't pouring down rain.) They provide free basic cable, and internet. There are Monthly activities for families with children. My unit is bug and rodent free. The grounds are kept up. There is a public garden where you can rent a plot of land for a small fee, and grow your own veggies or flowers in the spring and summer. Storage inside the unit is pretty good! I have a lot of cabinets and closets. Free storage on site 3 x 3 x 9 (waiting list). There are several laundry rooms on-site, that have a large sink, folding table, two washers and two large capacity dryers in each. Washer/dishwasher hookup in unit (in the kitchen.) And, the office staff has been nice and helpful to me throughout my stay. CONS Apartments are small, dark and old, and are EXTREMELY close to the train tracks (check a google map.) If you really need quiet, this is probably not the best place for you. The trains have to blare their horns here for public safety, and it is disruptive and loud. The walls are thin. You can hear muffled conversations through the bedroom walls. The floors are VERY squeaky in my unit, and mine sink down when I walk on them. No garbage disposal in the sink. No dishwasher or washer/dryer in unit. (There is a hook-up for a dishwasher or washing machine in the kitchen, but no dryer hookup. You can get a drying line installed for free.) No hood over the range of your oven. No window over your sink in the 1 bedroom units. I only have two windows in the whole place, and I don't get a lot of good light. No Pets! (Other than hamsters, fish, birds, etc.) I had to leave my cats behind and I miss them! In summary, I believe that this has been a good place to live. Free cable and internet have been a huge money saver. Its not the newest or most comfortable or quiet place that I have lived in. Having the trains blare their horns at me at 2 am is not fun. Squeaky floors and no garbage disposal are not great, either. But, the neighbors are wonderful, its cheap, and the proximity to school and downtown is really nice.
