Horrible experience at Clearwater Apartments. Like stated by many previous tenants, the place itself is decently maintained with only a few things not working here and there. Other tenants seem very friendly and open. The manager, Liya Ju is easily the most disrespectful person who I have met in my life. She won't put in any effort to fix individual problems with units and will immediately jump to correct anything which she doesn't find appealing. She seems like someone who has had issues in her personal life and enjoys taking out her anger on her tenants when they break any slight violation of the 1 inch thick rulebook that comes with the place. Liya is a very unprofessional woman in every aspect, and would constantly disrespect my guests. Most of them didn't have too many issues with her, aside from one of my African American friends who when walking out of my unit was physically stopped by her and asked "Can I help you?" in a demeaning tone.     A great area to live in, but sadly after seeing how much of the deposit I received back from them I would not advise anyone else to live here. Before moving out I was told by the manager the apartment was in good repair, and that we wouldn't be charged for repairing little things. Huge repair costs (haven't seen what for yet), charging us for carpet cleaning when they were replacing them (just because they could charge us) and the list goes on. Was originally told it would just be the small cleaning fee and maybe small repair things. Would not recommend.

      Terrible place for the rent they charge

      I lived in a two-bedroom apartment in this place for a few years (too buys and lazy to move). I'd say for the rent they charge, it is a terrible place to live. The walls are very thin and the window insulation is poor; you hear noise and your neighbor peeing and flushing clearly at night. There have been rodent problems in the roof. The manager (a Chinese woman at the front office) is sloppy in responding to repairment requests. I asked her to fix a severe leakage in the pipe under the kitchen sink; there was no response for over a month. She gets grumpy when you do not pick up packages delivered to her office within a day or two; she will call you up and say "my office is becoming a warehouse." After I move out, I did a thorough job cleaning the apartment. Regardless, I was told that they will deduct $70 flat rate from my deposit for cleaning. In addition, they will deduct $75-$100 for carpet cleaning and an unknown amount for general repairment (which I will only know who-knows-how-much-later when I receive my remaining deposit from them, if there is anything left).         They are called Clearwater Apartments. I've been here a year and have no complaints whatsoever. The place has been remodeled with new siding, rails and double-pane windows. The windows cut down the noise from the street, which is not busy to begin with, and insulate for cheaper heating and cooling bills. It's walking distance to the South Davis Nuggets and just a couple blocks from a nice park. The bike trail picks up a the park and you can ride all the way to the University trails all the way without seeing any traffic. There are bus stops that go downtown and to the University. It's a great place. It might seem far from the University, but it's maybe 5-10 minutes more on a bike than most spots in Davis, the ride is beautiful, and the extra minutes just make you healthier. The management is very friendly and responsive. Highly recommended.

          Good deal

          Relaxing place. I've lived here for almost two years, and couldn't like it more. It's safe, quiet, and clean. Maintenance is quick and they recently did a lot of remodeling. Free cable is a plus. Close to grocery stores and Target. A disadvantage is that it's not within walking distance to campus/downtown. However, there are good bike trails and buses that stop right at the door. Most other apartments I looked at were dirty and noisy.

            Liars!!!

            Obviously the two most recent reviews were written by the management. I mean, what are the odds of two positive reviews appearing one after the other on the same date within a matter of a minute. This just goes to support previous claims that the management is shady. DO NOT RENT HERE!!!! I still keep in touch with my next door neighbor and he says things just keep getting worse and worse. Roaches, burglaries, longer waits for repairs. The owner does nothing to improve this place, yet the rates keep going up and up. Don't be fooled by the management's obvious promotional advertisement. There are plenty of nicer places in Davis with pools. Don't be suckered in!!!

              A Wonderful Place to Live

              The Tennis Club Apartment is a wonderful place to live, especially if you are a lap swimmer. The swimming pool is large and clean and open from morning to night and there are six big lights in the swimming pool under water which makes you feel you were at a resort. This place is quiet because most tenants are not undergraduates. This place is also well maintained because the manager is very responsible to the maintenance request.

                A wonderful place to live

                I have lived here for more than three years and I love living here. Whenever you have a problem the management deals with it quickly and effectively and make you feel you are well taken care of all the time. It is a safe and quiet place to enjoy you life and a huge, clean and gorgeous swimming pool that you can not find in other place.

                  Nice Quiet Adult Living

                  I ve lived in Tennis Club Apartment for 9 years now, and I ve stayed so long because of the quiet and friendly adult atmosphere. There are little if no undergraduates who live here; mainly graduate students, visiting professors, working professionals, young families and a few retirees. The grounds are always kept nice and clean, the manager is very friendly and helpful, and the pool is amazing. I think it s the biggest pool in Davis. If you are looking for a clean, quiet and respectful place to live in Davis, this is it. If you are looking for a party late at night atmosphere, your better off moving closer to the University or downtown. I love this place!

                    Great

                    I lived here for over two years (Oct 2006-Dec 2008). This place has a lot of positives: the neighborhood is peaceful, parking is ample, great access to the buslines, good location next to the shopping center and a park, neat pool, functional interior. I have fond memories of my time here. Rent rose substantially over the years. The free cable TV, free water, free trash, etc is a good quirk, but when your rent increases by 50-100 dollars a month every year, you have to start wondering who actually pays for these "free" things. I never felt unsafe walking around here, if that is a major concern. I walked around late at night rarely thought twice about it.

                      Not too bad... Thin walls

                      I have a 1 bed/1 bath upstairs apartment, which is actually quite spacious and affordable for Davis. The pool is super nice, and although I've seen managers turn over a couple times, I never had a problem with any of them. There is also plenty of parking. My only major complaint are the thin walls. I also at one point lived in a 2 bed/2 bath downstairs apartment. When I was downstairs, I could hear every step my upstairs neighbors took, they woke me up when they vacuumed early Saturday mornings, and I could even hear them pee when I was in the bathroom. At my apartment now, I can hear the neighbor next door talking when he is in his room (we share this wall) and the downstairs neighbor sounds like he is playing his music in my living room at all ours of the day (he does play his music really loud). Other than normal living habits, the complex seems to be pretty quiet. Mostly grad students and families live here.                         Another disappointed renter

                        I've lived in the so-called "Tennis Club" Apartments since they actually had tennis courts next to the complex. Although the tennis courts were removed over two years ago, this doesn't keep the owner from misleadingly advertising that the complex is resort-like(see their ad at http://www.werent.com/tennisclub.htm). I've stayed at a resort before and it is nothing like these apartments. First, the management of a resort does not continually call and harass his or her guests. Here, the manager rudely calls early in the morning on the day that the rent is due and demands payment ... even though you (by contract) have until 5 pm of the last day to drop the rent check off. Second, a decent resort would never have its landscapers mow the lawn or use the leaf blower at 8 or 9 in the morning. My bedroom window is only a few feet from the lawn and every week I am rudely awakened by this racket. Third, a resort usually does its best to keep frequent guests satisfied.                           they don't refund your laundry card deposit

                          I posted a review on 9/1 but something annoying happened so I have to post again. All washer and dryers on this property requires you use a prepaid laundry card you buy from a vending machine inside the leasing office. You need to pay a $5 deposit on each new card you purchase. I've always been told that the $5 deposit will be refunded to me after I turn in the card and keys and parking permit to the manager when I leave. They've told me about this before I signed the lease as well as during the walk through with the current manager on my last day of lease. But when I realized that the deposit refund check was $10 short (I returned two cards), I called and they told me they've changed their policy! How convenient! Why did they still take my cards even though they weren't going to refund me? Are they just trying to collect all these cards so that they can bag the deposits themselves?                             quiet complex, an ok place to live

                            I lived there for 18 months. This is a very quiet complex because there're very few undergraduates living there. And the neighbouring community is also very quite and nice. This is the main strong point of this apt complex. There aren't any really bad things about this complex. Just a few annoying minor things like not having enough washers and dryers. There're 8 washers and dryers for the whole complex at a price of $1.25 per load (34 min for washer and 40 min for dryer). But they're all fairly new machines and only take pre-loaded cards. They also don't allow BBQ grills on property. They changed three different managers during that time and they got rid of the on-site handyman about 7 or 8 months ago. Luckily nothing needs to be repaired in my apartment, so I can't comment on how long one has to wait to get things fixed. When I moved out, the manager said I did a marvellous cleaning job but the blinds need to be dusted and they charged me $50 for it.                               New management again

                              I have lived in this apartment complex for over 3 years now. When I first got here the management was really friendly, and when things were broken they got fixed in a timely matter. Since the murder, the owner has fired the good management, and the good handy-man. He has also gotten rid of the shady guy who replaced the good management. To replace the shady guy he got a friendly manager. But he has also had to replace the friendly manager as well. We now have a another manager in training. Also, we have no handy-man on site. If there is an emergency have to call. If the owner believes it to be a non-emergency the we get charge 25 bucks. Now if something goes wrong in our apartments we wait months to get it seen then months to see a repair man, and then weeks to have them finish the project, and they never bring it back the way it was before. Lastly, the washers and dryers are few and far between. Both the washers and dryer cost $1.25. The dryers can only dry very small loads and only last 40 minutes.                                 Nice place to live

                                I have moved to this place 6 months back and love this place. I found only positive points: Manager is nice and the maintenance of the property is awesome; Friendly neighbors; Free hot water and free cable. HIGHLY RECOMMENDED.

                                  Great Place to Live

                                  The Tennis Club apartments provide a nice living environment. I have lived here for 6 months and have no complaints. The new manager (within the past month or so) is great and the staff promply addresses any problems. Also, the free internet and free cable is a real bonus.

                                    Great Parking, Lots of Storage, Was Quiet (Before Construction)

                                    Parking is wonderful. Tenents have assigned covered parking close to the building. There is plenty of guest parking spaces, as well as ample street parking. <br><br>Lots of storage in the apartments. There is an outside closet, and three good sized interior closets with high ceilings (I had a 1 bedroom).<br><br>Units themselves are quiet. I lived on the top floor and rarely heard my neighbors. <br><br>All appliances worked. When something major broke down it was promply fixed.<br><br>The grounds are very well maintained. Lots of trees/shubs, and the pool is spectacular. There aren't hords of children running loose or drunken students stumbling around. It is generally quiet...BUT<br><br>They've started construction next door, and it is LOUD. My favorite thing about this apartment was that it was quiet. I lived here for two years and thought it was wonderful because it was so quiet and I could sleep in as late as I wanted or study into the wee hours of the night and it was SILENT. Now, I wake up at 8AM to the sound of jack hammering or tractors digging up the adjacent lot.                                       Do not rent here

                                      As some of you may have picked up from other comments about these apartments, there was a murder in the tennis club apartments last year. It was the first murder in Davis in six years and many residents were traumatized into moving out. Had the apartment complex had security cameras, the murderer and his accomplices may have all been caught. But there were no cameras . . . and there still aren't. The old manager of the complex spoke to the owner to try to get some sort of cameras (or even fake cameras) put in. The owner ignored this request as well as the request to have fire sprinklers installed. And he wonders why he has such trouble filling in empty apartments! In fact, he puts the blame for the lack of new renters squarely on the shoulders of the manager and the current tennants. He fired the old manager (although he was flakey at times, he was much more friendly, down-to-earth, and reliable than the new manager).                                         This place has very nice quiet and clean environment, but I would NOT recommend this place until this new manager quits this job. I heard from the other people that he is still a student and has very less (or none) experience as a manager. If you are looking for a place to live, you would have very slight chance that you might get this place because the new manager cannot keep the files organized and he does not know what he is doing. My friends had a same problem with the person who wrote comments on 6/27. Basically my friend and I had almost exact same problem with this person. Do not trust this new manager and I would recommend to look for other places until the Tennis club hires a new manager.

                                              Good place to live

                                              I lived in this complex for 10 years! Went through several good & bad managers in that time. The current one was always very nice and responsive to repairs etc. The complex was usually pretty quiet as far as other tenants. My unit was next to the tennis courts, but I had double windows in the bedroom which helped. But I think the tennis courts are not being used anymore. Having a fitness club next door was a plus (separate membership). Overall I would rate this a good place to live! I moved because I bought a house.

                                                Perfect for me...

                                                We looked at a lot of apartments in Davis before choosing Tennis Club. Liked the quiet location, the fact that it is spread out (do not feel we are stacked on top of others), and it was CLEAN. So many other places did not have new carpet, paint, etc. Very good resident manager who stays on top of things. Big apartments, storage, good air-con, good value for the $. Like it a lot.

                                                  Overall great living environment.

                                                  Tennis Club Apts. was truly a wonderful place to live. Had both a mouse problem and an ant problem in 3 years living there, but management was very responsive and it was taken care of right away; Warning to those who like to sleep in - don´t get an apartment adjacent to tennis courts because they start early!
