The community is beautiful, reasonably well maintained, and all the staff are super friendly and very caring of both the residents and the property.
But, after 1 year, Big Corporate Avalon steps in and requests outrageous rent increases. Mine was OVER 20%!!! And for month to month they wanted $5500 PER MONTH for a <900 sq. ft. 2x1. I know this is California, but seriously Avalon: are you high?!
The worst part is that, after Avalon requested rent of ~$3200 monthly for a 1-year lease (up from $2600 the previous year), and I sent my notice to vacate, I saw my exact unit turn up on their website listed for $2800. Screw you, Avalon - you thought you had me by the balls and you were wrong. You gambled and you lost. You have left a really poor taste in my mouth from this whole experience and you should be ashamed of yourselves.
I would not recommend this property to anyone other than a temporary resident who is looking for a place to crash for no more than 1 year. If 1 year is all you have in mind, then this is a great place to be.
But if you do move here, don't live by the playground - the kids are crazy noisy and scream at all hours of the day and night. Not just like happy kid playtime, but sometimes the kids just have screaming competitions. No joke. You can hear them say, "Let's see who's the loudest!" and then they just start screaming in unison. The parents just sit back and chit chat with each other, nobody cares as long as the kids are occupied with each other. So, if you get stuck there, then you will want to Subscribe & Save to earplug delivery if you plan on getting some sleep.
