Lived at Hyde Park for one year. Rent amount was okay, considering the overall quality of the place (worn carpet & old appliances, no microwave). While living there, there were seemingly routine late-night PD helicopter searches in the immediate surrounding areas for suspects they were chasing and/or looking for. The helicopter was loud and the searchlight would sometimes sweep over our complex, as well. At night, trespassers regularly entered the complex to use the pool, and trash pickers regularly thwarted the gate/s to come in and go through the dumpsters. I personally witnessed what appeared to be one late night theft and another where theft was being contemplated (suspicious couple wandering aimlessly through the complex, they left on bicycles which they'd hidden in the bushes). Both incidents were reported/documented. The complex is close/behind a Home Depot, which can get a little noisy at night while unloading deliveries. Again, all this was tolerable for the rent being paid. However, when our lease was up, we were given a rent increase of $55 more per month for a 9-month lease. There's no way that apartment would be worth closer to $800/month, to us. For that higher rent, there were no upgrades/improvements, nothing. Sure enough, we found a nicer/newer (renovated) place offering more/better amenities for about the same rent we would've had to pay, had we stayed at Hyde Park. Overall, the complex itself was okay (for the rent we had paid), but the other surrounding complexes have too much activity (PD pursuits/busts, etc...),imo. We're talking about incidents at complexes just across the street from Hyde Park, on the San Jose side and/or the Valentine side. Too close for our liking. Glad we found a better place for the money.
