I've been a resident here at the Franklin Regency for more than 3 years now. Overall, I am very happy living here. There are quite a few things that I am a big fan of: 1) The location is fantastic. Walking distance to The Roosevelt, Yamashiro, Magic Castle, Hollywood & Highland, LA Fitness, CVS, Fresh & Easy, several good bars/restaurants, Runyon Canyon, and more make it a great place to live. 2) The units are very well laid-out and recently renovated with brushed aluminum appliances, hardwood cabinets, granite counters, and new flooring. 3) Because the building is predominantly studio apartments, most of the other residents are young (under 35), single, professionals. I've developed close friendships with many of the people in the building, which results in an almost dorm-like atmosphere at times. 4) The rooftop pool and hot tub are fantastic, especially during the summertime. They make for a great communal gathering place and have gotten a LOT of use in my time here. The views are stunning and the pool gets sun for most of the day. 5) Building management is excellent. They are friendly, available, and responsive. Maintenance requests are consistently dealt with in a timely manner by a really great pair of maintenance guys (Oscar and Jose). Of course, there is still room for improvement. If you're considering living here, I'd suggest being aware of the following: 1) The elevators are a nightmare. There are only 2 of them and they are very slow. Only one goes to the top floor and the other is the only one that goes to the bottom parking garage. Both of them seem to take turns breaking down on a monthly basis. 2) Rents have been increasing rather aggressively. When I moved in, in 2010, my rent was $1270/month. It is now $1550/month. Management says that these increases are partly a product of the nice renovations that have been made and partly an attempt to bring prices up to market rates, but it remains to be seen if they will continue to increase significantly. 3) Despite having renovated the units to a very nice level of quality, the building's common areas remain pretty grungy. The hallways, in particular, could be significantly improved, which would be very nice considering that they provide a guest's first impression of your home. The lobby is also a little bit tacky and screams 1980's, despite some recent cosmetic improvements. 4) The rooftop pool/hot-tub could also be significantly improved with some minor investment on the part of the landlords. The lack of umbrellas, grills, and speakers/audio system all seem like they would be easy to address and would add a lot of value to the pool area. 5) The fact that the building doesn't offer a solution for outgoing mail both frustrates and befuddles me. Again, this seems like it would be a simple thing to solve that would be valuable to most of the residents here. 6) Recycling is a pain. There are recycling bins, but they are only located in one of the garages. With the simplicity of trash chutes available for traditional garbage, most residents waste a lot of recyclable materials because it's so much easier to just drop them in the trash. 7) Washer/dryer still require quarters, which is a ROYAL pain. The fact that they haven't switched to a card-based system is a real frustration.
